Sarasota County’s commercial market looks very different from one end to the other. In the north, the City of Sarasota has a dense downtown with high land values, a busy arts and dining scene, and redevelopment pressure along the bayfront and the Rosemary District. Along the Tamiami Trail, older motels, strip centers and service buildings share frontage with newer medical and retail projects. East of I-75, Fruitville Road, Clark Road and the University Parkway corridor carry flex, industrial and suburban retail tied to rapid residential growth. Further south, Venice combines a walkable island downtown with a medical and service economy that has shifted toward the interstate.

That variety is exactly why owners here benefit from a buyer who treats each building individually. Libera Capital Group buys improved commercial property for its own account across Florida, with Southwest Florida as our home market. Our Fort Myers office puts Sarasota County within an easy drive up I-75, and we already work regularly in neighboring Charlotte and Manatee counties. When you call, you speak directly with the people who will decide whether and how to buy your property.

Below you will find how we read the Sarasota and Venice submarkets, which local governments may be involved in your sale, what the 2024 hurricanes changed, how we price, how a direct sale compares with your other options, and answers to the questions Sarasota County owners ask most. If you own a house rather than a commercial building, see our pages for selling a home in Sarasota and selling a home in Venice.

Why Sarasota County Owners Choose a Direct Commercial Sale

Value in land, value in income

Some Sarasota buildings are worth more as redevelopment sites than as rentals. We look at both angles so the offer reflects whichever is stronger for your parcel.

Storm repairs can stay unfinished

Water-damaged suites, a roof still under tarp or a parking lot that flooded in 2024 are line items in our worksheet, not reasons to walk away.

Privacy in a small business community

Sarasota and Venice are close-knit. We can buy without a sign, a listing or a stream of tours, so employees and tenants are not unsettled before a deal is certain.

Closing dates that fit your plans

Seasonal residents, retiring owners and 1031 exchangers all have their own calendars. We schedule closing around yours, including delayed or staged closings.

Sarasota Commercial Submarkets We Buy In

Downtown Sarasota and Main Street

Downtown Sarasota — Main Street, Five Points, Palm Avenue, Burns Court and the streets toward the bayfront — holds some of the most valuable commercial land in Southwest Florida. Older two- and three-story buildings with retail at grade and offices or apartments above are common, as are small office buildings that predate the current high-rise wave. Owners here often face a choice between renovating aging space and selling to someone with a longer horizon. We evaluate the in-place leases, the building’s condition and what the zoning allows on the site, then price accordingly.

The Rosemary District, Newtown and north of downtown

North of Fruitville Road, the Rosemary District has shifted from light industrial and service uses toward residential and mixed-use, while the Newtown community along Dr. Martin Luther King Jr. Way has its own commercial strip and redevelopment history. Small warehouses, garages, churches and neighborhood retail in these areas can carry real upside and real complications, such as older environmental uses or nonconforming status. We are comfortable buying those buildings and doing the homework.

US-41 North Trail and South Trail

The Tamiami Trail runs the length of the city. The North Trail toward the airport and the Ringling museum area has a mix of mid-century motels, auto uses and older strips, some of which have already given way to redevelopment. The South Trail through Southside, Gulf Gate and toward Osprey carries busier retail, medical offices, banks and restaurants. Frontage, access, signage and the depth of the lot matter as much as the building itself, and we price those factors explicitly.

US-301, Fruitville Road and the eastern corridors

Washington Boulevard (US-301) east of downtown has older service commercial, auto repair, small offices and contractor-oriented buildings. Fruitville Road connects downtown to I-75 and continues east toward newer subdivisions; around the interchange and beyond it, flex, industrial and suburban retail serve fast-growing neighborhoods. Clark Road and Bee Ridge Road carry similar neighborhood centers and medical uses. Flex and small-bay industrial buildings in these areas are a natural fit for our industrial and warehouse program.

University Parkway and the airport area

University Parkway runs along the Sarasota–Manatee county line past Sarasota Bradenton International Airport, the University Town Center shopping district and toward Lakewood Ranch. Offices, hotels, retail outparcels and flex buildings line this corridor, and a parcel’s county matters: some properties near the line are in Manatee County, others in Sarasota County. We confirm jurisdiction from the parcel record before anything else. Our Lakewood Ranch page covers the residential side of that growth area.

Venice and South Sarasota County

Venice Avenue and the island downtown

Historic downtown Venice sits on the island side of the Intracoastal Waterway, with Venice Avenue as its main street and a planned Mediterranean-revival character that dates to the 1920s. Storefronts, restaurants, small offices and second-floor apartments make up much of the inventory. Buildings here trade on charm and foot traffic, but buyers also weigh flood exposure, architectural review expectations and the seasonal swing in visitors. We are comfortable with the older construction and the design oversight that comes with downtown Venice properties.

Tamiami Trail, the bypass and Jacaranda Boulevard

US-41 and the US-41 Bypass carry most of Venice’s auto-oriented commerce: grocery-anchored and unanchored strips, restaurants, banks, auto service and medical offices. Jacaranda Boulevard links the Trail with I-75 and has seen newer medical and retail development. Owners of older Bypass-era strips frequently tell us the same story — loyal local tenants, below-market rents, a roof and parking lot that need attention, and no appetite to manage another renovation cycle.

Laurel Road, Venice medical and the interstate

Medical demand in the Venice area has shifted in recent years. ShorePoint Health Venice, the older hospital near the Trail, closed, while Sarasota Memorial’s Venice campus near I-75 and Laurel Road has grown. That shift has changed which medical office buildings are in demand and which are struggling to replace tenants. If you own a medical or professional office building that lost its draw, our office building page explains how we look at them, and we are glad to price yours as it stands today.

Englewood, Osprey, Nokomis and the county edges

South county commerce also includes the Osprey and Nokomis stretches of US-41, the Englewood area that straddles the Sarasota–Charlotte county line, and the Venice Municipal Airport area. Each has its own flood profile and customer base. For North Port, which is its own city with a separate commercial page, see North Port commercial property.

City, County or Town: Who Regulates Your Sarasota County Property?

Sarasota County has several local governments, and the right one controls zoning, building permits, code enforcement and floodplain decisions for your parcel.

  • City of Sarasota — downtown, the Rosemary District, Newtown, St. Armands and much of the Trail within city limits. The city administers its own zoning code and building permits.
  • City of Venice — the island downtown and city-annexed areas along the Trail and toward I-75. Venice has its own planning, zoning and building functions.
  • Town of Longboat Key — the barrier island north of Lido, which crosses into Manatee County.
  • City of North Port — covered on its own page.
  • Unincorporated Sarasota County — large areas such as Gulf Gate, Osprey, Nokomis, Fruitville, the University Parkway frontage on the Sarasota side and most of the eastern growth areas, regulated by the county’s Planning and Development Services.

Getting this right matters because each jurisdiction keeps its own permit history, code cases and land-use rules. A tenant build-out that was never finaled, a sign installed without a permit or a post-Milton roof replacement that is still open will surface when any buyer searches the records. We search the right portal early, show you what we find and agree with you whether to resolve an item before closing or account for it in price. If unpermitted work is the main issue, see our code violation and unpermitted work page. For legal confirmation of zoning or use rights, a Florida real estate attorney or land-use consultant is the right resource.

Helene, Milton and Your Sarasota County Building

The 2024 hurricane season hit Sarasota County twice in roughly two weeks. Hurricane Helene passed offshore in late September, but its surge flooded barrier islands, low-lying bayfront areas and coastal commercial strips. On October 9, 2024, Hurricane Milton made landfall near Siesta Key, bringing damaging wind and heavy rain across the county, with flooding along creeks and inland neighborhoods as well as the coast. Some buildings came through nearly untouched; others lost roofs, storefront glass, signs and interior finishes, or took on water that required gutting.

How storm damage changes a sale

  • Flood rules on rebuilding. In FEMA flood zones, a nonresidential building that is substantially damaged or substantially improved — generally 50 percent or more of its market value — usually must be brought into compliance with current floodplain standards, which for commercial buildings can include elevation or dry floodproofing. The city or county floodplain administrator makes that call.
  • Insurance after two storms. Premiums and deductibles have risen, some carriers have pulled back, and lenders want proof of adequate wind and flood coverage. We use realistic current costs, not pre-2022 figures.
  • Tenants and business interruption. Tenants who closed temporarily may have rent abatement rights under their leases. We read the leases rather than assuming every tenant owes full rent.
  • Open claims. If your claim is unresolved, we can buy around it; who receives future proceeds is negotiated in the contract with your attorney’s guidance.

For the broader approach to storm-affected property, see our hurricane and flood damage page, and for buildings that are partly closed or losing tenants, our distressed commercial property page. We do not provide insurance, engineering or legal advice — a public adjuster, engineer or attorney should confirm those issues for you.

Our Sarasota County Underwriting, Line by Line

When we send an offer, it comes with the reasoning behind it. Here is what goes into that reasoning for a Sarasota or Venice property:

  1. Current rents compared with market rents — what each tenant pays versus what the space would lease for today in that corridor.
  2. Actual net operating income — built from your trailing twelve months, not a projection, with seasonal patterns and collection history taken into account.
  3. Occupancy and lease structure — remaining term, options, NNN versus gross or modified-gross terms, expense reimbursements and tenant credit.
  4. Capital needs — roof, HVAC, paving, storefronts, life-safety systems, accessibility and any remaining storm repairs.
  5. Insurance, flood and property tax — today’s actual premiums, the flood zone and elevation, and the likely tax reassessment after a sale.
  6. Zoning and redevelopment potential — what the district allows now, and whether the land could support a higher use.
  7. Environmental history — former gas stations, dry cleaners, auto repair or industrial use on or near the site.
  8. Comparable sales and yields — what similar Sarasota County properties have sold for and the cap rates buyers have accepted, described honestly for your property’s risk.
  9. Carrying and financing costs — our cost of capital and the time needed to lease up, renovate or reposition.
  10. A stated margin for risk — shown openly so you know what it is.

We never quote a fixed percentage of value or a cap rate we “pay.” Each building’s number comes from its own facts. You can compare our worksheet with a broker’s opinion of value, and our comparison of cash offers and listing explains how to weigh the two.

Commercial Property Types We Purchase in Sarasota and Venice

  • Retail and shopping centers — neighborhood strips on the Trail, Clark, Bee Ridge, Jacaranda and Venice Avenue.
  • Professional and medical offices — downtown Sarasota, South Trail, and medical clusters around the hospitals.
  • Motels and hotels — mid-century independents on the North Trail and near the islands.
  • Mixed-use buildings — Main Street, Venice Avenue and the Rosemary District.
  • Apartment buildings — older garden complexes and small walk-ups.
  • Self-storage facilities and mobile home and RV parks — both common in south county.
  • Special-purpose buildings — former restaurants, churches, bank branches and auto service buildings.

Comparing Your Exit Options in Sarasota County

Sarasota has a deep pool of commercial brokers and outside capital, and for a fully leased, well-maintained property that pool can be your best route to top dollar. We say that openly. Where a direct sale tends to come out ahead is with buildings that have vacancy, storm history, deferred work, thin records, tight deadlines or owners who value privacy over squeezing out the last dollar.

If an all-cash price does not quite meet your goals, a structured deal may. Your CPA or a qualified intermediary should review any tax-motivated structure before you commit.

Records That Speed Up Our Offer

None of these documents is required for a first conversation; an address is enough to start. But each one you can share removes guesswork and usually improves the offer:

  • Rent roll with tenants, square footage, rents, lease dates and deposits
  • Trailing twelve-month operating statement (T-12), plus prior-year statements if available
  • Leases, amendments and any tenant estoppel certificates
  • Insurance declarations for wind, flood and liability
  • Survey, Phase I environmental report or property condition report, if you have one
  • A summary of Helene and Milton repairs and permits
  • Current loan statement and maturity date, if there is a mortgage

  1. Reach out. Submit the form above or call (239) 686-0823. We aim to reply within one business day and will sign an NDA before you share details if you wish.
  2. We study and visit. We review your documents and public records, then tour the property at a time that suits you and your tenants.
  3. You receive a written LOI. It states the price, earnest money, inspection period, closing target and any special structure, along with the assumptions that produced the number.
  4. Close with a Florida title company. After the contract is signed we complete title, survey, environmental and estoppel review in the agreed window and close on the date you selected.

Who Buys Commercial Property in Sarasota and Venice?

Libera Capital Group buys commercial property in Sarasota and Venice as a private cash buyer, and it is one of several types of buyers active in this market. Private local and regional investors like us purchase directly and accept properties as they are. 1031 exchange buyers, many relocating capital from out of state, tend to want leased, low-maintenance buildings and must close within their exchange deadlines. REITs and institutional investors focus on larger, stabilized centers and medical portfolios. Owner-users — practices, contractors and local businesses — buy space to occupy. Investors reached through a commercial broker bid in a competitive process, and auctions trade price certainty for a fixed date.

Because our office is in Fort Myers and Southwest Florida is our home market, we deal with the same storm, insurance, flood-zone and permitting questions Sarasota County owners face, which helps us price those issues fairly.

Frequently Asked Questions: Selling Commercial Property in Sarasota and Venice

Who buys commercial property in Sarasota and Venice, FL?

Libera Capital Group buys commercial property in Sarasota and Venice for cash, in as-is condition. We purchase offices, strip centers, motels, flex buildings, mixed-use and special-purpose properties anywhere in Sarasota County. You get a written offer showing our assumptions, and you choose the closing date. Call (239) 686-0823 or use the form above. You are free to compare us with a broker-marketed sale; our cash offer vs. listing guide can help.

Will you buy a Sarasota building that flooded during Helene or Milton?

Yes. We buy commercial buildings that took on surge or rainwater in 2024, whether they have been gutted, partly repaired or left untouched. We estimate the cost to restore the space, consider floodplain rules on substantial damage and price the building as it stands. You do not need to complete remediation or rebuild before selling to us.

Is downtown Sarasota property worth more as a redevelopment site?

Sometimes. In parts of downtown Sarasota and the Rosemary District, the land under an older low-rise building may be worth more than the building’s income. We evaluate both the rental value and what the zoning would allow on the site, and we tell you which approach drives our number so you can test it with a broker or appraiser.

Do you buy older motels on the North Trail?

Yes. We buy independent and older motels along the North Trail and elsewhere on US-41, including properties with deferred maintenance, reduced operations or storm damage. We look at room count, condition, licensing, any franchise agreement and what the zoning permits for future use. Operating businesses can often keep running until closing, and your attorney should review any franchise or license issues.

My Venice medical office lost tenants after the hospital shift. Will you buy it?

Yes. Medical and professional buildings that lost tenants as demand moved toward the I-75 and Laurel Road area are a good fit for us. We price the building based on today’s occupancy and realistic re-leasing, not past rents. Specialized build-outs such as exam rooms or plumbing for dental suites can add value to the right future tenant.

How do I know whether the city or the county regulates my property?

Check the parcel record on the Sarasota County Property Appraiser’s site, which shows the taxing jurisdiction. Properties inside the City of Sarasota, City of Venice, Longboat Key or North Port follow that city’s or town’s rules; everything else falls under unincorporated Sarasota County. We confirm this ourselves early, because zoning, permits and code cases depend on it.

Can you close quickly if I am a seasonal resident leaving for the summer?

Often, yes. If title is clear and the property is straightforward, we can schedule closing before you leave or arrange a mail-away closing through a Florida title company afterward. You do not need to be in Sarasota County to sign. Tell us your travel dates early so we can build diligence around them.

Do you buy property near the Sarasota–Manatee county line?

Yes. We buy commercial property on both sides of University Parkway and anywhere else along the county line. Whether a parcel sits in Sarasota or Manatee County changes which permit, zoning and tax records apply, so we verify that first. Our Bradenton commercial page covers the Manatee side of the market in more detail.

Are you representing me as a broker when you make an offer?

No. Libera Capital Group’s principals are licensed Florida real estate brokers, but the company buys as a principal for its own account and does not represent any party in the transaction. We encourage you to have your own attorney, CPA or commercial broker review our offer before you sign anything.

Can a Sarasota owner-operator sell and lease the building back?

In many cases, yes, through a sale-leaseback. Owner-operators in Sarasota and Venice sometimes sell their building to free up capital while continuing to operate under a new lease. We negotiate rent, term, renewal options and maintenance responsibilities together, and your attorney and CPA should review the lease and the tax effects.

Do you buy shopping centers with below-market rents?

Yes. Long-time tenants paying under today’s rates are common in older Sarasota County strip centers. We model what the spaces would lease for over time, consider the remaining lease terms and the cost of turnover, and include that analysis in our written offer. Below-market leases do not prevent a sale; they simply shape the price.

Do you work with owners who speak Spanish or Portuguese?

Yes. Our team speaks Spanish, Haitian Creole, French, German and Portuguese. That helps owners, heirs and partners who live abroad or prefer to discuss a sale in another language. Contracts and closing documents can be reviewed by your own attorney or translator, and closings can usually be handled remotely through a Florida title company.
