Submit a Sarasota County Deal
Send us the numbers. We review every deal and aim to reply within one business day with a yes, a no, or a counter.
Sarasota County is really two or three wholesale markets stacked on top of each other. In the north, the City of Sarasota and its surrounding neighborhoods behave like an urban, high-price coastal market. In the middle, Venice, Nokomis and Osprey are dominated by retirees, golf communities and associations that screen buyers. In the south, North Port is a fast-growing city built on a grid of platted lots, where half-built houses, well-and-septic homes and properties that flooded during Hurricane Ian are a regular part of the deal flow.
Each of those markets breaks wholesale contracts in a different way. A North Port deal usually dies over permits, flooding or septic; a Venice deal dies over association approval or age restrictions; a Sarasota deal dies over an ARV pulled from the wrong neighborhood or a flood elevation nobody checked. This page walks through each, so you can tighten your numbers before you send. Our general buy box, closing mechanics and compliance approach are on the main Florida wholesaler page.
Libera Capital Group is a DiBe Company based in Fort Myers, and Sarasota County is the northern edge of our Southwest Florida home market. When you have a contract in hand, submit the deal; to receive our current target areas and buy box, join our wholesaler network.
Why Sarasota County wholesalers send us deals
We take the messy North Port deals
Expired permits, abandoned shells and homes that took water from the Myakkahatchee Creek or Myakka River are deals we underwrite, not deals we skip.
Association-ready
We know Venice-area communities screen buyers and restrict leasing. We plan for approvals, age rules and estoppels from the first conversation.
Residential and commercial
Single-family, villas, condos, small multifamily and commercial along US-41, Fruitville Road and Tamiami Trail — one buyer for all of it.
Your deal stays yours
We do not contact your seller to get around your contract, and we close through a Florida title company by assignment or double close.
What kinds of North Port wholesale deals work for us?
North Port is Sarasota County’s largest city by land area, and much of it was platted by the General Development Corporation decades ago — the same developer behind Port Charlotte next door. The result is a huge grid of residential lots, many still vacant, with homes built one or a few at a time over several decades. Much of the city’s housing is on private wells and septic, though city utilities serve many areas and continue to expand.
The North Port deals that tend to work for us include:
- Older block homes from the 1980s and 1990s owned by retirees, heirs or long-distance landlords, often needing roofs, AC systems and interior updates.
- Newer homes with distressed owners — relocation, divorce, payment trouble — where condition is good and the opportunity is the timeline.
- Flood-affected homes near the Myakkahatchee Creek, the Myakka River and low-lying sections that flooded after Ian.
- Unfinished and stalled construction, covered in the next section.
- Homes in Warm Mineral Springs and other established pockets, including manufactured homes on owned land. Our Warm Mineral Springs page covers that area for sellers.
North Port runs its own building, code and planning departments, separate from Sarasota County. Check the city’s records — not the county’s — for open permits, code cases and liens on any North Port address. Comps matter here as everywhere: a new-construction home with a three-car garage and city water is not comparable to a 1980s two-bedroom on a well a few blocks away.
How do you price an unfinished home in North Port?
North Port’s building boom brought plenty of small builders and owner-builders into the market, and not every project made it to a certificate of occupancy. Some stalled when a builder went out of business, some when financing ran out, and some after storm damage during construction. These shells and partly built houses are some of the most interesting wholesale deals in the county — and some of the most misunderstood.
What we need to evaluate a North Port unfinished home:
- The permit record. Permit number, scope, whether the permit is active or expired, and the last inspection passed. Under the Florida Building Code, permits generally lapse when work stalls without an approved inspection for an extended period, and local rules control how a permit can be renewed or transferred.
- The construction stage. Slab only, block walls, trusses and dry-in, rough-ins, drywall — each stage changes what a new contractor must re-inspect, re-engineer or redo.
- Exposure. How long the structure sat open to weather, and whether trusses, sheathing or framing have water damage or mold.
- Liens and contracts. A recorded notice of commencement, unpaid subcontractors and suppliers, and any construction loan. Florida’s construction lien law can let unpaid parties lien the property, so title work matters.
- Plans and engineering. Whether the approved plans, truss engineering and product approvals are available, or will have to be recreated.
A house that has framing or block walls standing is a house project for us; a lot with only a slab poured is usually a land deal and goes to our land division. Our guide to unfinished homes in North Port and the statewide unfinished construction page explain how sellers in this position can approach a sale.
How should Hurricane Ian and Milton flooding factor into a Sarasota County deal?
Hurricane Ian made landfall in Lee County on September 28, 2022, but its slow movement dumped enormous rainfall across the region, and in the days that followed the Myakka River and the Myakkahatchee Creek pushed water into North Port neighborhoods. Some residents were cut off for days, and the city later removed thousands of cubic yards of storm debris from the creek. Two years later, Hurricane Milton made landfall near Siesta Key on October 9, 2024, bringing wind damage, heavy rain and surge to parts of the county’s coast after Helene’s surge only weeks before.
For a wholesaler, that history means:
- Ask about every storm. A home can be fine after Ian and flooded after Milton, or the reverse. Get the seller’s account of each event.
- Document remediation. Flood cuts, drywall replacement, mold treatment, electrical and HVAC replacement — with or without permits — all change the scope.
- Check the flood zone and elevation. In a special flood hazard area, FEMA’s 50% substantial-improvement rule can require a damaged home to be elevated or rebuilt to current standards. Our hurricane and flood damage page explains the rule.
- Do not lean on pre-storm photos. Marketing a flooded house with listing photos from 2021 is a fast way to lose a buyer’s trust.
What works in Venice, Nokomis and Osprey?
Venice and the surrounding unincorporated areas are among the most retiree-heavy markets in Florida. Housing ranges from 1950s and 1960s homes on the island and in Venice Gardens to villas, condos and golf-community homes built from the 1970s on, plus newer master-planned communities east of I-75. Wholesale deals here usually come from estates, owners moving to assisted living or closer to family, and long-time owners who have not updated a house in decades.
What changes the math in Venice-area deals is less about construction and more about rules: association approvals, age restrictions, rental limits and condo finances. In Nokomis and Laurel and around Osprey, you also see older canal homes and properties near the Intracoastal where flood elevation and seawall condition matter. Comps should come from the same community whenever possible — two villas a mile apart can sit in associations with very different fees and rules.
How do HOA and 55+ approvals affect a Sarasota wholesale deal?
Many Sarasota County communities — especially in Venice, Englewood and the south county — are governed by homeowners’ or condominium associations, and many are age-restricted. Federal fair-housing law allows “55 and older” communities if at least 80% of occupied units have at least one resident aged 55 or older and the community follows its own age-verification policies. Associations may also require buyers to submit an application, pass a background check, attend an interview or wait for board approval before closing, and some limit or prohibit rentals.
For a cash buyer, those rules matter in three ways:
- Timeline. If the board meets monthly and needs an application several weeks in advance, a ten-day closing is not realistic. Tell us the approval process before we commit.
- Exit strategy. An age-restricted community limits who can buy or live in the finished home. A community that bans rentals for a period after purchase eliminates the rental exit. Both affect what we can pay.
- Costs. Older condo buildings face Florida’s milestone inspection and reserve-funding requirements, which have led to higher dues and special assessments for many associations. See our condos and townhomes page for the seller side of that issue.
The best Sarasota submissions include the association name and management company, current dues, any special assessments, the approval application and timing, leasing rules, age restrictions and the most recent budget. Florida law sets delivery timelines for estoppel certificates, and the title company will order one, but knowing the numbers before you lock up the contract is much better than learning them at closing.
What about the City of Sarasota and north county deals?
The City of Sarasota is the county’s urban core, with its own building and code departments. Wholesale deals here range from older homes in established neighborhoods east of US-41 and along the North Trail to small multifamily buildings, dated condos and storm-affected properties near the bays and barrier islands. Values swing block by block, and the difference between being inside or outside the city limits matters for permitting, code enforcement and some utility questions.
Unincorporated areas around the city — Southgate, Gulf Gate, Bee Ridge, the Fruitville Road corridor and others — are permitted through Sarasota County Planning and Development Services. On the barrier islands, including Siesta Key, flood elevation, construction age and post-Milton repairs dominate any deal. We look at all of it; we just need honest comps from the right neighborhood and a full picture of flood and storm history.
Englewood deals on the Sarasota County side
Englewood straddles the Sarasota and Charlotte county line, so the first question on any Englewood deal is which county the property sits in — it changes the permitting office, tax collector and property appraiser you check. The Sarasota side includes older neighborhoods near Dearborn Street, canal homes along Lemon Bay and part of Manasota Key, plus mobile homes and villa communities inland. Lemon Bay waterfront and Manasota Key took significant surge during Helene and Milton in 2024, and some properties are still in various stages of repair. Send storm history, repair permits and seawall photos with any waterfront Englewood submission. If the property is on the Charlotte side, our Charlotte County wholesaler page covers that county’s details.
Sarasota County submission checklist
We work every deal back from a realistic after-repair value, as laid out in our Southwest Florida deal analysis guide. This table shows the inputs we weigh most heavily in each part of Sarasota County.

|---|---|---|
| North Port resale homes | Well and septic vs. city utilities, roof and AC ages, flood history | Utility status, system ages, Ian and Milton water history |
| North Port unfinished homes | Permit status, construction stage, liens, weather exposure | Permit number, last inspection, photos of framing, lien info |
| Venice, Nokomis, Osprey villas and condos | Association fees, approvals, age rules, assessments | Association name, dues, approval process, budget, assessments |
| City of Sarasota houses | Hyper-local comps, flood elevation, city code issues | Neighborhood comps, flood zone, open permits or code cases |
| Barrier islands and bayfront | Substantial-damage risk, elevation, storm repairs | Elevation certificate, repair invoices, permits, insurance status |
| Englewood waterfront | County line, seawall, surge damage | Parcel ID, seawall photos, storm repair record |
| Small multifamily and commercial | Rents, leases, deferred capital needs | Rent roll, leases, operating statement, tax and insurance bills |
Common reasons Sarasota County contracts fall apart
- The approval process outlasts the contract. A 55+ community that needs weeks to approve a buyer cannot close on a short wholesale timeline. Ask before you sign.
- Treating North Port like one market. Utilities, flood exposure, age and street condition vary widely across the city. Comps from the wrong section produce the wrong ARV.
- Undisclosed flooding. Water history from Ian or Milton that surfaces at the walkthrough or through a neighbor ends trust immediately.
- Permit confusion on unfinished homes. Treating an expired permit as active, or not knowing the last passed inspection, can turn a reasonable scope into a much larger one.
- Missing heirs or trustees. Many Sarasota homes are held in living trusts or estates. Make sure the person who signed your contract has authority — a successor trustee, a personal representative or every owner on title.
- Calling a slab a house. If nothing is standing above the foundation, it is a land deal for our land division.
Do you buy commercial property in Sarasota County from wholesalers?
Yes. We buy improved commercial property throughout the county: small retail along US-41 and Fruitville Road, older office and medical office, flex and light-industrial buildings, mixed-use buildings in the older downtowns, independent motels and mobile home or RV parks. North Port’s commercial corridors along US-41, Tamiami Trail and the I-75 interchanges and Venice’s business districts also produce deals. Our commercial property page lists every type we buy. For commercial submissions, send the rent roll, leases, a trailing operating statement, the tax bill and insurance information, plus any environmental reports.
Licensing and disclosure: what Sarasota wholesalers should know
In Florida, Chapter 475 of the Florida Statutes governs real estate brokerage and who may be paid for helping others buy or sell property. How a wholesaler advertises a contract, what the seller is told about assignment or resale, and whether a finder may be compensated all fall in territory where licensing rules apply. Several states have adopted wholesaler-specific disclosure laws in recent years and Florida’s rules may change as well, so check the current requirements and ask a Florida real estate attorney to review your contracts and marketing. We accept only deals the sender has under contract or has written permission to present, which our form requires you to confirm, and we do not pay referral fees to unlicensed parties where Florida law prohibits it. The principals of Libera Capital Group are licensed real estate brokers; the company buys for its own account as a principal and does not represent any party. This is general information, not legal advice.
Our process for Sarasota County deals
- Submit it. Use the Sarasota County form above. Include contract and assignment prices, contract dates, photos, occupancy, association details, permit status and storm history.
- Get an answer. We aim to reply within one business day with a yes, a no or a counter. If association documents or approval timing will decide it, we tell you right away.
- Walk and sign. We inspect within your inspection window, sign an assignment or purchase agreement and deposit earnest money with the title company. Proof of funds is available on request for deals under contract.
- Close. A Florida title company clears title, orders estoppels, coordinates any association approval and closes by assignment or double close, paying your fee at closing. Sellers can see their side of the process on how it works.

Frequently Asked Questions about Sarasota County wholesale deals
Do you buy wholesale deals in North Port, FL?
Yes. North Port is one of our most active Sarasota County markets. We buy older block homes, newer homes with motivated owners, flood-affected houses, unfinished construction and manufactured homes on owned land. Send your contract terms, photos, utility status and storm history, and we aim to reply within one business day with a yes, a no or a counter.
Will you buy a half-built North Port house with an expired permit?
Often, yes. An expired permit does not end our interest, but it changes the plan, because a new contractor may need to renew or re-permit and re-inspect completed work. Send the permit number, the last passed inspection, photos of the current stage and any lien or notice of commencement information. The clearer the record, the more accurately we can price the remaining work.
Do you buy North Port homes that flooded during Hurricane Ian?
Yes. We buy flood-affected homes near the Myakkahatchee Creek, the Myakka River and other low-lying areas. Tell us how much water entered, what was removed and replaced, whether permits were pulled and whether the city made a substantial-damage determination. Disclosed flood history is just part of the price; flood history discovered at the walkthrough usually ends the deal.
Can you buy a home inside a 55+ community in Venice?
Yes, in many cases. Age-restricted communities limit who can live in the home, so we need the community’s rules on ownership by companies, occupancy, age verification and leasing before we commit. Send the association name, the approval process and any application forms. Those rules shape our exit plan and our number, so knowing them early prevents a late surprise.
Does the association have to approve you before closing?
Sometimes. Many Sarasota County condos and some HOAs require a buyer application, background check or board approval before closing. We will complete the process, but the timeline must fit your contract. Tell us how often the board meets and how far in advance the application is due; if approval cannot happen by your closing date, we will say so immediately.
Do you buy older Sarasota or Venice condos with rising dues?
Yes, when we can see the association’s full financial picture. Florida’s milestone inspection and reserve requirements have raised dues and triggered special assessments in many older buildings. Send the budget, recent board minutes, inspection and reserve study status and any assessment details. With those documents, a condo with high costs can still be a workable deal at the right price.
Will you buy a Siesta Key or bayfront home damaged by Milton?
Yes. We buy storm-damaged barrier island and bayfront homes. Because many sit in high-risk flood zones, the substantial-damage rule, elevation and repair permits drive the numbers. Send the elevation certificate if available, repair invoices, permits and insurance or FEMA paperwork. If the home will likely need to be elevated or rebuilt, tell us — we can still make an offer.
Do you buy North Port homes on well and septic?
Yes. Private wells and septic systems are common in North Port, and we underwrite them every day. Tell us the age and condition of the well, pump and water treatment, plus septic records and any signs of failure. If the home is in an area where city utilities are being extended, note any connection notices or assessments the seller has received.
My deal is in Englewood. Which county applies?
It depends on the parcel, because Englewood straddles the Sarasota and Charlotte county line. Look up the parcel ID with the property appraiser to confirm, then check that county’s permits and tax bill. Either way, we buy it — Sarasota-side details are on this page, and Charlotte-side details are on our Charlotte County wholesaler page.
Can a successor trustee sign the contract on a home held in a trust?
Generally yes, if they have authority under the trust, but the title company will want to see it. Many Sarasota homes are held in revocable trusts, and after the owner passes a successor trustee often handles the sale. Send a copy of the trust certification or relevant pages and the death certificate if applicable, and confirm everything with a Florida attorney.
Do you buy manufactured homes in Sarasota County?
Yes, when the home sits on land the seller owns. Tell us the year, size and condition, whether the home’s title has been retired to the land, and whether it is in a community with association rules or age limits. Homes on rented lots inside parks are usually outside our box, although we do buy entire mobile home and RV parks as commercial deals.
Do you buy vacant North Port lots?
No. Libera Capital Group buys houses and improved commercial property only. North Port has a large inventory of platted vacant lots, and we refer all of them to our land division, SWFLLand.com, which buys lots and acreage statewide. A parcel with only a slab or foundation is also treated as land.
Have a Sarasota County deal under contract?
Send it early so we can plan around approvals, permits and inspections. We aim to reply within one business day with a yes, no or counter — or call (239) 686-0823.
