Partner With Libera Capital Group
Attorneys, agents, wholesalers, adjusters and lenders bring us the properties that do not fit a conventional sale. We give their clients a direct, professional cash option for houses and commercial property anywhere in Florida — and we protect the relationship that made the introduction.
- Houses & commercial
- As-is, any condition
- Confidential handling
- Southwest Florida home market
Most of the properties we buy reach us through people who are already helping the owner. An attorney is administering an estate with a house nobody can live in. An agent has a listing that will not pass a lender’s inspection. A public adjuster is working with a homeowner who cannot face a full rebuild after a hurricane. A bank’s asset manager has a non-performing loan secured by a half-vacant strip center. In each case, the professional’s job is to serve their client, and sometimes the best outcome for that client is a fast, certain, as-is cash sale.
We built our partner program around that reality. Our role is to be the dependable buyer you can introduce without worrying about how your client will be treated. We respond quickly, explain our offers in plain English, never pressure sellers, and keep you informed at the level your client authorizes. We also respect the rules that govern your profession — including Florida’s restrictions on who may be paid for real estate referrals.
This page is the hub for all of our partner relationships. Below you will find how we work with each type of partner, what we can close, how we handle confidentiality and compliance, and how to send us a property. Each partner type also has its own dedicated page with more detail.
Why Do Professionals Refer Properties to Libera Capital Group?
Your client is treated well
Your reputation is on the line when you make an introduction. We communicate respectfully, explain every number, never use high-pressure tactics, and accept “no” gracefully. Sellers are always free to take another path.
Problem properties are our specialty
Storm damage, unpermitted additions, hoarding, code liens, tenants who will not pay, a dark retail anchor space — we buy properties as they are, so your client does not need to fund repairs or clean-outs.
Certainty you can plan around
We buy with our own capital. No mortgage contingency, no appraisal gap, no buyer’s lender demanding repairs. When we sign, you can plan court dates, payoff letters and moves with confidence.
Houses and commercial in one relationship
You do not need one buyer for the estate’s house and another for the decedent’s office building. We buy single-family, condos, multifamily, mobile homes and every major commercial type statewide.
Who Do We Partner With?
Each partner type has different responsibilities, rules and needs. We tailor how we work accordingly.
Probate and estate attorneys
Personal representatives often need to sell real estate to pay expenses, settle debts or distribute assets among heirs who live out of state. We buy estate property as-is, including houses full of belongings, and we work around court approval requirements, letters of administration and title issues. Learn more on our probate and estate attorney partner page.
Real estate agents and brokers
Some listings simply will not finance: a roof too old for insurance, a cast-iron drain failure, a condo building facing special assessments after a milestone inspection, a commercial building with vacancy. We can buy those listings, and agents can keep their commission on the seller’s side according to their listing agreement. See our real estate agent partner page.
Wholesalers and bird dogs
If you have a property under contract or a lead on an off-market deal, we can evaluate quickly and close reliably. Compensation for unlicensed parties is subject to Florida law, which we explain on our wholesaler and bird dog page.
Public adjusters and insurance professionals
After Hurricane Ian in 2022 and Helene and Milton in 2024, many Southwest Florida owners have faced claims that do not cover a full rebuild, or a FEMA substantial-damage determination that changes everything. We buy storm-damaged property in any stage of claim or repair. See our public adjuster and insurance partner page.
Lenders, banks and special servicers
Non-performing loans, deed-in-lieu situations, REO houses and distressed commercial collateral benefit from a buyer who can close quickly and as-is. Visit our lenders and special servicers page.
Divorce attorneys, mediators and collaborative professionals
When the marital home is the last contested asset, both spouses can receive one written, as-is cash offer, with closing tied to the settlement agreement or court order and proceeds held in title-company escrow until the split is decided. See our divorce attorney and mediator page.
CPAs, tax advisors and 1031 intermediaries
Sales planned around a tax year, the relinquished leg of a like-kind exchange or a seller-financed installment structure need a buyer that treats the closing date and the paperwork as contract terms. Learn more on our CPA and 1031 intermediary page.
Property managers and leasing brokerages
Owners who want out of a rental, a problem portfolio or a tenant-occupied building can sell with leases in place, while the manager hands off deposits, keys and records in an orderly way. Visit our property manager page.
Senior move managers and elder care professionals
Move managers, elder law attorneys, care managers and placement advisors helping an older adult transition can count on a closing date set around the move, leftover contents accepted and safeguards for vulnerable sellers. Read our senior move manager and elder care page.
What Kinds of Properties Can We Close?
Partners often ask whether a property is “too much” for us. In most cases it is not. We buy improved real estate across Florida, with our deepest local knowledge in Southwest Florida — Lee, Collier, Charlotte, Sarasota, Hendry, Glades and DeSoto counties. Visit our Southwest Florida page or the statewide Florida locations hub for coverage details.

What we do not buy
We do not buy vacant land through Libera Capital Group. our land division, SWFLLand.com, handles lots and acreage throughout Florida (see the note further down this page). We also cannot close where title cannot be made insurable — although we are often able to help identify a path through title problems with the client’s attorney and the title company.
How Do Referrals Work?
We keep the process simple so you can make an introduction in minutes and get back to your work.
Step one: share what you can
Send the property address, property type, the decision-maker’s role (owner, personal representative, trustee, receiver) and any known issues. If your client has not yet authorized you to share their contact information, you can describe the property and we will give you a preliminary range to discuss with them.
Step two: we evaluate quickly
We review public records, flood zone, permits and comparable sales, and we ask for any documents we need — rent rolls for income property, insurance claim details for storm damage, letters of administration for estates. For most properties we can provide a written cash offer within 24–48 hours of receiving the information and access.
Step three: transparent offer to the decision-maker
We present the offer in writing with the price, deposit, timeline and any contingencies spelled out. We explain how we arrived at the number. If the client asks, we will compare it with what a listing might net so they can make an informed choice.
Step four: coordinated closing
We open title with a Florida title company or closing attorney, coordinate with lenders for payoffs, with courts for any required approvals, and with tenants or occupants as needed. We pay normal closing costs. You receive updates at the level your client authorizes.
How Do We Handle Confidentiality and Professionalism?
Partners trust us with sensitive situations: deaths in the family, divorces, financial distress, business failures and loan defaults. We treat that trust seriously.
- Need-to-know only. We share information about your client and the property only with the people necessary to evaluate and close the transaction, such as our title company and closing attorney.
- No public marketing of your client’s situation. We do not advertise properties we are evaluating or describe sellers’ circumstances publicly.
- Respectful communication. We contact your client only in the way you and the client agree. If you prefer to be the point of contact, we will work through you.
- Clear written terms. Every offer is in writing. We avoid vague promises and explain contingencies plainly.
- No pressure. Clients can decline our offer or take time to consider it. We do not use artificial deadlines or emotional tactics.
- Independent advice encouraged. We encourage every seller to consult their own attorney, CPA or agent. We will never discourage a client from getting independent advice.
How Do We Handle Compensation and Compliance?
Real estate referral compensation in Florida is regulated, and the rules differ depending on whether the person receiving compensation holds a real estate license and on the rules of their own profession. Our general approach is below; it is not legal advice, and we recommend that each partner confirm their own obligations with a Florida attorney and their licensing or regulatory body.
Licensed real estate agents and brokers
Licensed Florida agents can represent sellers and be paid a commission through their brokerage according to their listing agreement and Florida law. When an agent lists a property and we are the buyer, the agent’s compensation is handled as part of the transaction, in the way the listing agreement provides and the brokerage approves.
Unlicensed parties
Florida law generally prohibits paying a real estate commission or referral fee to an unlicensed person for performing real estate services for others. We do not pay referral fees to unlicensed parties where Florida law prohibits it. Wholesalers and investors acting as principals — for example, assigning their own purchase contract or selling property they own — are in a different position, but the details matter, and they should confirm their structure with counsel.
Attorneys, adjusters and lenders
Attorneys, public adjusters and financial institutions owe duties to their clients and are subject to professional and regulatory rules about compensation and conflicts of interest. We do not offer payments or incentives to these professionals for referring clients to us. Our value to them is a reliable, fair option for their clients.
Disclosure and fair dealing
We are a principal buyer purchasing for our own account, and we say so. We do not represent sellers, and we encourage them to have their own representation. We comply with fair housing laws and treat every seller with respect.
What Options Does Your Client Have — and When Is a Cash Sale the Right One?
We are not the right answer for every property. A well-maintained home in a desirable neighborhood will often net more through a traditional listing. Our role is to give your client a credible alternative so they can choose with full information. The table below summarizes the typical trade-offs; specific figures depend on the property and the agreement.
| Factor | Direct cash sale to Libera Capital Group | Traditional listing |
|---|---|---|
| Commissions | None on a direct sale; if an agent represents the seller, their commission is paid as agreed | Often 5–6% for residential; commercial varies |
| Repairs and clean-out | None — as-is, contents can stay | Usually needed to attract financed buyers |
| Concessions after inspection | Rare; our price already reflects condition | Common, especially on older or damaged property |
| Financing risk | None | Appraisal, insurance and lender conditions can delay or kill deals |
| Holding costs | Short | Taxes, insurance, utilities, HOA dues and lawn care for months |
| Timeline | Often 7–14 days with clear title, or on the client’s schedule | Commonly several months from listing to closing |
| Price | Reflects as-is condition and our costs | Can be higher for market-ready property |
For a deeper comparison you can share with clients, see cash offer vs. listing with an agent, and for a step-by-step explanation of our process, see how it works.
What Do Typical Referral Scenarios Look Like?
Every file is different, but the situations below illustrate the kinds of problems partners bring us and how a direct sale can solve them. These are general descriptions of common situations, not accounts of specific clients.
An estate house nobody can maintain
A personal representative lives in another state. The decedent’s Port Charlotte home has a dated roof, a full garage and a lawn the code officer has already noticed. Insurance is difficult to keep on a vacant home. The attorney needs a buyer who will take the house with its contents, close when the court is ready and not ask the family to fly down for repairs. That is a straightforward file for us.
A listing that keeps falling out of contract
An agent’s seller has accepted two offers, and both buyers lost their financing when the insurer would not write a policy on the roof or the appraisal came in low because of an unpermitted addition. The seller still wants to sell, and the agent still wants to close. We can step in as the buyer, the agent’s listing agreement governs their commission, and the deal closes.
A storm-damaged home with an underpaid claim
After a hurricane, a homeowner in a Fort Myers flood zone receives a settlement that does not cover a full rebuild, and the building department signals a substantial-damage review. The public adjuster has done their job on the claim, but the homeowner does not want to elevate or rebuild. We can buy the property as-is, and the owner can decide how to use the insurance proceeds with their own advisers.
Commercial collateral that has to move
A lender holds a defaulted loan secured by a partly vacant office building. A note sale or foreclosure is possible, but a borrower-cooperative sale may produce a better recovery faster. We can underwrite the building, negotiate with the borrower where appropriate and close on a timeline the lender can approve.
A wholesaler’s contract that needs a reliable end buyer
A wholesaler has a property under contract with a short inspection period and needs a buyer who will actually close. We evaluate fast, tell them plainly whether the numbers work, and perform if we agree — subject to Florida law on how the wholesaler structures the deal.
What Can Partners Expect From Us at Each Stage?
- Intake: a same-business-day acknowledgment and a clear list of anything else we need.
- Evaluation: honest feedback, including telling you early if a property is better suited to a traditional listing.
- Offer: written terms that explain price, deposit, timing and any contingencies in plain language.
- Contract to close: regular status updates, proactive handling of title issues and no last-minute renegotiation absent a material undisclosed issue.
- After closing: a thank-you, not a sales pitch to your client.
Refer a Property
Use the form below to send us a property. Share as much or as little as your client has authorized. We will respond promptly, usually the same business day, and let you know whether the property fits.
Refer a Property
No obligation. No fees. No repairs. Tell us about the property and we'll follow up with a cash offer.
Where Do We Work With Partners?
We work with partners statewide, but our home market is Southwest Florida, where we know the neighborhoods, flood zones, permitting offices and storm history in depth. That includes:
- Lee County — Cape Coral, Fort Myers, Lehigh Acres, Bonita Springs, Estero and the islands
- Collier County — Naples, Marco Island, Golden Gate, Immokalee and Ave Maria
- Charlotte County — Punta Gorda, Port Charlotte and Englewood
- Sarasota County — Sarasota, North Port and Venice
We also buy in Hendry, Glades and DeSoto counties, and across Florida from Miami-Dade and Palm Beach to Tampa Bay, Orlando, Jacksonville and the Panhandle.
- We buy houses and all major commercial property types across Florida, as-is.
- We give your client a written offer, typically within 24–48 hours of receiving information and access.
- We handle sensitive situations confidentially and respectfully, and encourage independent advice.
- We do not pay referral fees to unlicensed parties where Florida law prohibits it; licensed agents are compensated through their brokerage as agreed.
- Each partner should confirm their own compensation and conflict rules with counsel.
Frequently Asked Questions about Partnering With Us
Who can refer a property to Libera Capital Group?
Anyone can tell us about a property, including attorneys, agents, wholesalers, adjusters, lenders, property managers, contractors and family members. How any compensation is handled depends on Florida law and the referring person’s license and professional rules. We are happy to discuss your situation before you send anything.
Do you pay referral fees?
We do not pay referral fees to unlicensed parties where Florida law prohibits it. Licensed real estate agents can be compensated through their brokerage when they represent a seller in a sale to us. Attorneys, adjusters and lenders refer clients because it serves the client, and we do not offer them payments. Please confirm your own obligations with counsel.
How quickly can you respond to a referral?
We typically acknowledge a referral the same business day and, once we have the information and access we need, can usually make a written cash offer within 24–48 hours. Complex commercial properties may take a little longer for rent roll and document review.
Will you contact my client directly?
Only if you and your client want us to. Many partners prefer to stay the point of contact, especially attorneys and lenders. We will follow your lead and communicate in the way you agree.
What property types can you close?
Single-family homes, condos and townhomes, multifamily, mobile and manufactured homes, retail, office, industrial, mixed-use, hotels and motels, self-storage, and mobile home and RV parks. We do not buy vacant land through Libera Capital Group; our land division SWFLLand.com handles land.
Do you buy outside Southwest Florida?
Yes. Southwest Florida is our home market, but we buy houses and commercial property throughout Florida. Send the address and we will let you know quickly whether we can help.
Can you work with court approval or lender approval timelines?
Yes. We regularly structure contracts with contingencies for probate court approval, short sale approval or lender consent, and we keep our offer firm while those approvals are pending, subject to the agreed terms.
What if my client wants to compare your offer with listing?
We encourage it. A client who chooses us after comparing options is a client who is comfortable with the decision. We can walk through a side-by-side net comparison, and we fully support agents who want to list the property instead.
Is my client’s information kept confidential?
Yes. We share information only with the people needed to evaluate and close the transaction, such as our title company and attorney, and we do not publicly market properties under review or describe sellers’ situations.
What is the fastest way to refer a distressed property to a cash buyer in Florida?
Call (239) 686-0823 or email acquisitions@liberacg.com with the address, the decision-maker and any deadline you are working against. A few photos, the occupancy status and known liens or open permits help us answer faster. We typically come back with a written cash offer within 24–48 hours of getting the property information, and we tell you plainly if a property does not fit.
Do the principals of Libera Capital Group represent my client in the sale?
No. Our principals are licensed real estate brokers, but they buy as principals and do not represent any party in the transaction. Your client is free to have their own agent, attorney or adviser review every document, and we encourage it. We disclose our licensed status in writing so there is no confusion about whose side anyone is on.
Can a cash buyer close on a Florida property with title problems or open liens?
Often, yes. Code enforcement liens, unpaid assessments, old mortgages, judgment liens and probate gaps can usually be cleared or paid off at closing through a Florida title company. The title search shows what has to be resolved; some items add time, and a few need an attorney or court action first. We tell you early which issues affect timing so your client can plan.
Can my client stay in the property for a short time after a cash closing?
Often, yes. A short post-closing occupancy or a delayed closing date can usually be built into the contract so a family, tenant or business has time to move. The terms, dates and any deposit are written into the agreement before anyone signs. Tell us what your client needs when you refer the property, and we will structure the offer around it.
Can you work with property owners who prefer to speak Spanish or another language?
Yes. Members of our team speak Spanish, Haitian Creole, French, German and Portuguese, so many owners can talk through the offer in the language they are most comfortable with. Contracts and closing documents are typically in English, and owners should have their own adviser or a qualified translator review them. Let us know the preferred language when you send the referral.
