About Libera Capital Group: A Southwest Florida Buyer of Houses and Commercial Property

We buy real estate directly from Florida owners — houses and improved commercial property, in any condition — and we try to make every transaction clear, fair and easy to understand.

Home › About · Updated

Quick answerLibera Capital Group is a Florida real estate investment company that buys houses and improved commercial property directly from owners for cash. Our home market is Southwest Florida, and we buy statewide. We purchase for our own account — our principals are licensed real estate brokers, but in our purchases we act only as a principal buyer and do not represent any party in the transaction — and our land division, SWFLLand.com, buys vacant land.

Every company that buys real estate says it is different. Rather than ask you to take our word for it, this page explains how we actually operate: what we buy, how we decide what to pay, where we focus, the standards we hold ourselves to, and the disclosures you deserve before you consider selling to any direct buyer, including us.

You will not find inflated claims here — no invented deal counts, no stock-photo founders, no five-star widgets. We think the best evidence of how a buyer operates is the clarity of its offers and the reliability of its closings, and we would rather earn your trust in a conversation than with marketing.

The name Libera comes from the Latin root for “free.” That captures what we hope a sale gives our sellers: freedom from a property that has become a burden, from repairs they cannot fund, from a deadline they cannot meet, or from the uncertainty of a market they cannot predict.

Our Mission

Our mission is to give Florida property owners a dependable, transparent alternative to the traditional sale — one that respects their time, their circumstances and their equity. We want every seller to finish a conversation with us understanding their options better than when they started, whether or not they sell to us.

Solve the real problem

A sale is usually a means to an end: settling an estate, avoiding a foreclosure judgment, escaping a property damaged beyond what insurance will cover. We start by understanding that end, then shape an offer around it.

Pay a fair as-is price

Fair does not mean retail. It means a price grounded in honest numbers: realistic value, realistic repair costs and a reasonable margin for the risk we take on. We show our math.

Make it simple

Plain-language offers, one point of contact, a neutral Florida title company handling funds, and a closing date that fits your life.

Leave properties better

After we buy, we repair, rebuild or reposition properties so they serve families and businesses again — restoring storm-damaged homes, re-leasing empty storefronts, and bringing aging buildings up to code.

What We Buy

We buy improved real estate across two programs.

Residential

Single-family homes, condos and townhomes, mobile and manufactured homes on owned land, and small multifamily buildings. Condition does not matter: we buy homes that are dated, damaged, unpermitted, tenant-occupied, vacant or tied up in probate. Read more on our residential cash buying page.

Commercial

Retail and shopping centers, office buildings, industrial and warehouse properties, mixed-use buildings, hotels and motels, self-storage facilities, apartment buildings, and mobile home and RV parks. We consider stabilized, partially vacant and distressed properties and can structure sale-leasebacks, delayed closings and 1031-friendly timing. Read more on our commercial property page.

A full list of categories is on our property types hub, and the circumstances we most often help with are on our seller situations hub.

How We Evaluate a Property

Sellers deserve to know how a buyer arrives at a number. Our evaluation follows the same disciplined steps for every property, adjusted for its type.

1. Understand the property as it is today

We start with public records: ownership, recorded mortgages and liens, permit history, zoning, flood zone and tax status. Then we see the property, either in person or by video, to assess its roof, structure, mechanical systems, interior condition and any damage.

2. Determine what it could be worth

For homes, that is usually an after-repair value based on recent sales of comparable renovated homes nearby. For commercial property, it is a stabilized value based on market rents, realistic vacancy and expenses, and prevailing returns for similar assets. Where redevelopment or conversion is the best use, we consider that too.

3. Estimate the cost and time to get there

We build a scope of work and budget for licensed contractors and permits, plus the time to complete repairs or lease up space. In Florida that includes realistic insurance costs, hurricane hardening, and in flood zones, the possibility that repairs trigger floodplain compliance requirements.

4. Account for risk honestly

Unknowns — hidden water damage, title defects, environmental questions, tenant defaults — carry real cost. The more we know, the less we need to reserve for surprises, which is why full disclosure usually helps sellers.

5. Explain the result

We present the offer with the key assumptions behind it so you can test them against your own understanding and any other opinions you get. If we think listing would serve you better, we say so. Our cash offer vs. listing guide lays out exactly how to compare.

Our Southwest Florida Roots

Southwest Florida is home, and it shapes how we think about property. This is a region where a block home’s value can change dramatically depending on whether its canal offers direct Gulf access or sits behind a lock, where two houses on the same street can carry very different flood insurance costs because of a few inches of elevation, and where a hurricane can turn a healthy neighborhood into a patchwork of gutted homes and rebuilt ones in a single night.

Local knowledge matters in that environment, and it is the part of our work we take most seriously. In practice, it means understanding things like:

  • Storm history and recovery. Hurricane Ian made landfall near Cayo Costa in Lee County on September 28, 2022, and devastated Fort Myers Beach, Sanibel, Pine Island, Matlacha and low-lying neighborhoods across the region. Helene and Milton in 2024 brought new surge and wind damage, with Milton making landfall near Siesta Key on October 9, 2024. Many properties are still somewhere in the repair, claim or permitting process.
  • Waterfront infrastructure. Seawalls, docks, boat lifts, bridge clearances and canal depths all affect value and repair costs in places like Cape Coral, Punta Gorda Isles and Port Charlotte.
  • Utilities. Wells and septic systems remain common in parts of Cape Coral, Lehigh Acres, North Port and the inland counties, and utility expansion projects bring assessments with them.
  • Local government. Each city and county has its own building department, code enforcement process and floodplain administrator, and their approaches to permits, liens and substantial-damage determinations differ.
  • Community associations. Gated golf communities in Estero, Bonita Springs and Naples, and older coastal condo buildings facing new state inspection and reserve requirements, each bring their own approvals and costs.
  • Commercial corridors. US-41, Colonial Boulevard, Daniels Parkway, Pine Island Road, Del Prado Boulevard, Immokalee Road and the industrial areas near Southwest Florida International Airport each have different tenant demand and redevelopment potential.

Our regional overview is on the Southwest Florida page, with county pages for Lee, Collier, Charlotte, Sarasota, Hendry, Glades and DeSoto counties.

Statewide Reach

While our attention is concentrated in Southwest Florida, our criteria apply anywhere in the state, and Florida owners face many of the same pressures everywhere: rising insurance costs, aging housing stock, condo safety requirements, storm exposure and a fast-changing commercial landscape. We review properties across Tampa Bay, Central Florida, the Atlantic coast, South Florida, North Florida and the Panhandle.

When we evaluate a property outside our home region, we take the same disciplined approach, lean on local title companies and contractors, and research local market conditions carefully. If a property is outside what we can responsibly evaluate, we will tell you rather than make a careless offer. Browse all covered areas on our Florida locations hub.

Our Values

Honesty over persuasion

We explain our numbers, point out when another option might serve you better, and never pressure anyone to sign. If you need a week to think, take it.

Commitments we keep

When we sign a contract, we intend to close on it. We do not make inflated offers designed to tie up a property and renegotiate later. If our diligence uncovers something materially different from what was disclosed, we discuss it openly and explain why it matters.

Respect for people in hard moments

Many sellers are dealing with loss, divorce, financial stress or storm recovery. We try to be patient, clear and kind, and to keep the process from adding to the burden. That includes respecting tenants who live in properties we buy and following Florida landlord-tenant law.

Doing the work properly

After closing, we use licensed contractors and pull permits. Properly repaired properties are safer, easier to insure, and better for neighborhoods recovering from storms.

Privacy and discretion

We do not publish your address, your story or your sale. Commercial owners can ask for an NDA before sharing any details.

How We Work with Professionals

Attorneys, agents, adjusters and lenders often come to us on behalf of their clients. We work transparently with each of them, respecting their role and their client’s interests.

our land division, for land: SWFLLand.com

Libera Capital Group focuses on improved property — land with buildings on it. Vacant land is a different business with different questions: buildability, wetlands, access, utilities, zoning, environmental permitting and, in places like Cape Coral, Lehigh Acres and North Port, decades-old pre-platted lots. For that work, our land division SWFLLand.com buys lots, acreage and raw land throughout Florida. If you own both a house and some vacant lots, you can work with both companies, and we will coordinate so the experience feels like one conversation.

Selling vacant land? Libera Capital Group buys houses and improved commercial property only. For lots, acreage and raw land anywhere in Florida, visit our land division SWFLLand.com.

Compliance Disclosure: How We Act in a Transaction

We believe sellers should understand exactly who they are dealing with. Please read this carefully.

  • We buy for our own account. Libera Capital Group, LLC purchases property as a principal, using its own capital and investment partners. When we make an offer, we are the buyer.
  • We are not your agent. We are not acting as a seller’s agent, transaction broker or other representative of yours. We do not owe you the duties a licensed agent owes a client, and our interests as buyer are not the same as yours as seller.
  • You are free to get advice. We encourage you to have any offer reviewed by your own attorney, CPA or licensed real estate professional, and to compare it with other options, including listing.
  • We intend to profit. We buy properties to repair, rent, reposition or resell, and our offers reflect that we expect to earn a return for the capital, work and risk involved.
  • No legal, tax or financial advice. Information on this site is general. For legal or tax questions about your sale, consult a Florida attorney or CPA.
  • Neutral closings. Deposits and closing funds are handled by a licensed Florida title company or real estate attorney, not held by us.

What Happens to Properties After We Buy Them

Sellers often ask what we will do with a property once it is ours. The honest answer is that it depends on the property, and we decide based on what makes the building useful and financially sound again.

Renovate and resell

Many homes are repaired and sold to owner-occupants. A dated block home might get a new roof, impact windows, updated electrical and plumbing, and a new kitchen and baths. A flood-damaged home might be rebuilt to current code, or elevated where floodplain rules require it. The goal is a house a family can finance, insure and live in for decades.

Renovate and rent

Some homes and small multifamily buildings become long-term rentals. In those cases we invest in durable finishes and systems so the property stays in good condition, and we follow Florida’s landlord-tenant law with the residents who live there.

Re-lease and reposition commercial space

For commercial property, the work is often about tenants: repairing roofs and parking lots, upgrading storefronts and building systems, and leasing vacant space to businesses that serve the neighborhood. Sometimes a building’s best future is a different use — an obsolete office converted to medical or flex space, or an old motel reimagined — subject to zoning and permitting.

Redevelop when repair is not practical

Occasionally a structure is too damaged or too far below current flood elevation to repair sensibly. In those cases, we may demolish and rebuild in compliance with current codes. Either way, the result is usually a stronger, safer building than the one it replaced.

The Owners We Most Often Work With

Our sellers come from every walk of life, but a few groups make up a large share of the conversations we have:

  • Heirs and personal representatives handling a parent’s Florida home from out of state. See inherited and probate property.
  • Owners recovering from storms who cannot or do not want to rebuild. See hurricane and flood damage.
  • Long-time landlords ready to step away from tenants, turnovers and rising insurance. See tired landlords.
  • Owner-operators of commercial buildings who want to retire, relocate or unlock equity through a sale-leaseback.
  • Homeowners facing financial pressure who want to protect equity before a foreclosure sale. See foreclosure.
  • Condo owners facing large special assessments tied to inspections and reserves.

How to Verify Any Direct Buyer, Including Us

We would rather you check us out than trust blindly. These steps work for any company offering to buy your property:

  • Look up the company on the Florida Division of Corporations’ public business records to confirm it is an active entity.
  • Ask which title company or closing attorney will handle the transaction, and call them independently.
  • Confirm that the earnest money deposit will be held by that neutral settlement agent.
  • Ask whether the buyer will close in its own name or intends to assign the contract.
  • Read the contract for inspection periods, cancellation rights and who pays which closing costs.
  • Never pay a buyer an upfront fee to receive an offer or to sell your property.

Where a Direct Buyer Fits Among Your Options

We are one option among several, and it helps to see how a direct buyer differs from the other ways Florida owners sell. These are typical patterns, not rules; details vary by property and market.

Frequently Asked Questions about Libera Capital Group

What is Libera Capital Group?

Libera Capital Group, LLC is a Florida real estate investment company that buys houses and improved commercial property directly from owners for cash. We focus on Southwest Florida and buy statewide, purchasing properties as-is and closing through licensed Florida title companies.

Are you a real estate brokerage?

No. We are a principal buyer: although our principals are licensed real estate brokers, we do not represent any party in the transaction. We do not list properties for sale on behalf of owners, and we do not act as a seller’s agent. When we make an offer, we intend to buy the property ourselves.

Where is Libera Capital Group based?

We are rooted in Southwest Florida, which is our home market, covering Lee, Collier, Charlotte, Sarasota, Hendry, Glades and DeSoto counties. We buy houses and commercial property throughout the rest of Florida as well. Reach us at (239) 686-0823 or acquisitions@liberacg.com.

Why do you buy properties that need so much work?

Properties with problems are where a direct buyer adds the most value. Owners often cannot fund repairs or find financed buyers, while we can take on renovation, permitting and risk. That is our business model, and we price offers accordingly.

How do you make money if you pay fair prices?

We earn a return by improving properties — repairing, re-leasing or repositioning them — and then holding or reselling them. Our offers account for those costs, the time involved and the risk we take. We are open about that.

Do you buy land?

Not through Libera Capital Group. our land division, SWFLLand.com, buys vacant lots, acreage and raw land across Florida.

Can I have my attorney review your offer?

Absolutely, and we encourage it, especially for estates, divorces, commercial deals or any sale involving liens or litigation. We are happy to answer your attorney’s questions directly.

Will you share my information?

We use the information you provide to evaluate your property and communicate with you about it. We share it with parties needed to complete a transaction, such as the title company, and we do not publish your property or story.

Is Libera Capital Group a legitimate cash home buyer?

Yes, Libera Capital Group is a Florida-based company that buys houses and commercial property directly, with an office in Fort Myers. You can look the company up on Sunbiz, the Florida Division of Corporations site, and meet us at 10012 Gulf Center Dr, Suite 5253, by appointment. Every purchase closes through a licensed title company or attorney, and we never ask sellers to pay upfront fees.

What areas of Florida does Libera Capital Group buy in?

We buy statewide in Florida, with Southwest Florida as our home market. That includes Lee, Collier, Charlotte, Sarasota, Hendry, Glades and DeSoto counties, as well as Tampa Bay, Orlando, Jacksonville, South Florida and the Panhandle. Local details such as flood zones, seawalls and county permitting affect value, so we study each market before pricing. Sellers anywhere can sign closing documents remotely.

Does anyone at Libera Capital Group speak Spanish or other languages?

Yes, team members speak Spanish, Haitian Creole, French, German and Portuguese as well as English. That helps families, heirs and international owners understand the offer, contract and closing steps in the language they are most comfortable with. Contracts and closing documents are typically in English, so we encourage you to have your own attorney or a trusted translator review them.

Who will I deal with when I sell to Libera Capital Group?

You deal directly with our acquisitions team, not a call center or an outside middleman. The same team reviews your property, explains the offer and coordinates with the title company through closing. Our principals are licensed real estate brokers who buy as principals and do not represent any party in the transaction, so you are welcome to have your own agent or attorney advise you.

Does Libera Capital Group buy commercial property as well as houses?

Yes, we buy single-family homes, condos, multifamily and mobile homes, plus retail, office, industrial, mixed-use, hotel, self-storage and mobile home park properties. Commercial sales can use flexible structures such as a sale-leaseback, a delayed closing or timing that fits a 1031 exchange. Vacant lots and acreage are handled separately by our land division, SWFLLand.com.

Broker disclosure

The principals of Libera Capital Group are licensed real estate brokers. When we make an offer or buy property, Libera Capital Group acts solely as a principal purchasing for its own account. We do not represent the seller, the buyer or any other party in the transaction, no brokerage or agency relationship is created, and we do not charge you a real estate commission. Our licenses do not make us your broker or advisor — you are always welcome to have your own attorney, CPA or licensed real estate professional review any offer.
