Quick answerWho buys houses in East Naples? Libera Capital Group buys houses in East Naples, FL for cash, as-is — including flood-damaged homes, tenant-occupied duplexes and manufactured homes from Bayshore and the Gateway Triangle to Lely. No repairs, no commissions, and closing in as little as 7–14 days or on your timeline. Our office is up I-75 in Fort Myers — call (239) 686-0823 or request an offer below.

East Naples is the part of the Naples area that still feels like a working town. It stretches from the city limits near Naples Bay out along US-41 East (Tamiami Trail East) toward Collier Boulevard, and from Davis Boulevard south to the mangroves and bays that lead toward Marco Island. Almost all of it is unincorporated Collier County. Its housing is a mix you will not find in the newer north end: 1950s and 1960s concrete-block homes on quarter-acre lots, duplexes and small apartment buildings, manufactured-home communities, older condos, and, in recent decades, gated newcomers such as Lely Resort, Fiddler’s Creek and Treviso Bay.

That variety is exactly why East Naples sellers come to us. Many own a property that is worth real money for its location, but that would take serious work to sell on the open market: a roof that insurers will not cover, cast-iron drains, an unpermitted addition, a tenant who has stopped paying, or water damage from Hurricane Ian. A direct sale lets you skip that work and move on.

This page covers East Naples specifically. For the city’s beach neighborhoods see Old Naples and downtown; for the gated golf country north of Pine Ridge see North Naples; and for a citywide overview see our Naples page linked below.

Why East Naples Sellers Choose a Direct Sale

Sell the house the way it is

Original terrazzo under carpet, a 1970s electrical panel, a carport someone enclosed without a permit: we have seen it, and none of it needs fixing before you sell to us.

Keep more of what you get

No commission, no repair bill, no credits after a buyer’s inspection and no months of insurance and utilities while a listing sits. On an older East Naples home, those savings add up quickly.

Landlord-friendly closings

We can buy with tenants in place, month-to-month or on a lease, so you do not have to file an eviction or wait for a unit to turn over before you sell.

One call, one offer, one closing

Whether you own one house, a duplex and a manufactured home, or a small strip building on US-41 East, we can make offers on all of it and close together or separately.

Libera Capital Group is a DiBe Company based in Southwest Florida. Collier County is part of our home market, and we buy houses and commercial property here for our own account.

Bayshore and the Gateway Triangle: Selling Inside a Redevelopment Area

If your property sits near Bayshore Drive, Davis Boulevard or the US-41 and Airport-Pulling Road intersection, it may be inside the Bayshore Gateway Triangle Community Redevelopment Area. The Collier County Board of County Commissioners created this CRA in March 2000 after finding blighted conditions in the area, and set up a tax-increment trust fund that same year. The CRA has a 30-year term and is scheduled to sunset in 2030.

What the CRA has meant for property owners

Over two-plus decades, tax-increment money has been spent on streetscapes, land purchases and improvements meant to attract private investment. The most visible example is the “Mini Triangle,” the wedge of land between US-41 East and Davis Boulevard near the city line. The CRA bought land there in 2007 and, after an earlier deal fell through, sold it to a developer in a transaction that closed in November 2020. That site is now associated with the Metropolitan Naples mixed-use project on Davis Boulevard, one of the largest developments in the redevelopment area. Bayshore Drive, meanwhile, has developed a reputation as an arts and dining district, helped by its proximity to the Naples Botanical Garden at the south end of the corridor.

Why that matters when you sell

  • Zoning overlays. Parts of the CRA are covered by mixed-use and neighborhood overlays that can allow uses or densities that the underlying zoning would not. A property that looks like a tired single-family lot to a homebuyer might be worth more to an investor who understands the overlay. We look at zoning before we price.
  • Mixed blocks. Within a few streets you can find a new modern home, an original 1950s cottage, a vacant lot and a small business. Appraisers sometimes struggle to find clean comparables, which can trip up financed buyers. A cash buyer does not need an appraisal.
  • Code enforcement history. Older neighborhoods in the CRA have seen active county code enforcement over the years, for things like unpermitted structures, inoperable vehicles and overgrown lots. Liens from unresolved code cases can follow a property to closing. We can buy with open code cases and work with the title company to resolve them from proceeds. See our page on code violations and unpermitted work.

Because the CRA’s term is scheduled to end around 2030, some owners wonder whether to sell now or later. We cannot predict the market, and you should talk with a qualified advisor about timing. What we can do is give you a firm number today so you can compare it with whatever else you are weighing.

East Naples Neighborhoods, from Naples Bay to Collier Boulevard

East Naples is easiest to understand driving outward from the city. Each stretch has its own housing type, flood profile and typical buyer.

Bayshore, Haldeman Creek and Windstar

Just outside city limits, the Bayshore Drive corridor mixes small mid-century homes, newer infill houses, cottages that have been converted to rentals, and canal-front properties along Haldeman Creek with boat access to Naples Bay. Windstar, a gated community on Naples Bay, sits at the southern end. Waterfront homes here can be very valuable, but low elevation and older seawalls are part of the picture. If you own on Haldeman Creek, expect any buyer, including us, to ask about seawall age, dock permits and what the house went through in 2022.

Davis Boulevard, Kings Lake and the Airport-Pulling end

Davis Boulevard (State Road 84) runs east from the US-41 split toward I-75. Along and near it you will find 1970s and 1980s villa and condo communities such as Kings Lake, older single-family streets, and growing commercial nodes. Many homes here were built when the area was the edge of town and are now surrounded by new apartments and retail. Sellers often tell us the house is “fine, just dated,” which is exactly the kind of home we buy without asking for updates.

Thomasson Drive, Avalon and the parks

Between US-41 East and Bayshore, Thomasson Drive connects established neighborhoods near Sugden Regional Park and Lake Avalon with East Naples Community Park, known for its large pickleball complex. Homes here range from modest block ranches to renovated pool homes. The City of Naples water utility serves a limited area outside city limits that reaches roughly out US-41 East to Thomasson, so some homes in this stretch are on city water even though they are in the county; farther east, the Collier County Water-Sewer District generally takes over. We verify utility providers and any outstanding balances during our review.

Lely Golf Estates, Naples Manor and Lely Resort

Farther out US-41 East, the Lely name covers several very different places. Lely Golf Estates is an older neighborhood of single-family homes and condos built around a golf course from the area’s earlier development era. Naples Manor, nearby, is a grid of small concrete-block homes on compact lots, many owner-occupied for decades and many now rentals. Lely Resort, built later between US-41 East and Collier Boulevard, is a large master-planned community with golf, villas, coach homes and single-family neighborhoods, each with its own association. Selling in Naples Manor and selling in Lely Resort are almost different businesses, and we buy in both.

Rattlesnake Hammock, Collier Boulevard and the newer south

Rattlesnake Hammock Road and Collier Boulevard (County Road 951) carry East Naples toward Marco Island. Here newer gated communities such as Fiddler’s Creek, Treviso Bay and Hacienda Lakes sit beside manufactured-home communities and older rural-feeling streets. Toward the water, Isles of Capri, a small island community off Collier Boulevard on the way to Marco, took some of the most severe flooding in the area during Ian. If you own there, see also our Marco Island and Goodland pages for nearby context.

Across almost all of these neighborhoods, fire and rescue service comes from the Greater Naples Fire Rescue District, and permits and code enforcement run through Collier County’s Growth Management Community Development Department, not the City of Naples.

Older East Naples Housing Stock: What We Usually Find Inside

A large share of East Naples homes were built between the 1950s and the 1980s. They tend to be solidly built concrete block, which is part of why so many are still standing after decades of storms. But the systems inside have aged, and those systems are exactly what today’s buyers, inspectors and insurers focus on.

  • Plumbing. Cast-iron drain lines under the slab, which corrode and crack with age, and galvanized supply lines in the oldest homes. Polybutylene supply lines show up in some homes from the late 1970s into the 1990s. Replacing slab drains can mean cutting through floors.
  • Electrical. Original 100-amp services, fuse boxes, and panel brands that many insurers decline. Aluminum branch wiring appears in some homes from the late 1960s and 1970s.
  • Roofs. Shingle and flat roofs at or past their expected life, plus post-storm patch jobs. Many carriers will not write a new policy on an older roof, which can sink a financed buyer.
  • Additions and enclosures. Enclosed carports, Florida rooms, converted garages and backyard units added without permits, sometimes decades ago.
  • Septic and wells. Most of East Naples is on central sewer and water, but some older and more rural pockets may still use septic tanks or private wells. We confirm rather than assume.
  • Termite and moisture history. Subterranean and drywood termite activity and past water intrusion in older frame additions.

When a retail buyer’s inspector finds two or three of these items, the usual result is a repair request, a credit, or a canceled contract. We price them in up front and do not renegotiate after our walkthrough because of conditions we have already seen. If the list above sounds like your house, our page on major repairs and fire damage explains how we evaluate repair-heavy homes.

Ian’s Surge and East Naples Flood Risk

Hurricane Ian made landfall near Cayo Costa in Lee County on September 28, 2022, far to the north, but it pushed a large surge into Collier County. The National Weather Service’s storm summary reports that significant to major surge covered almost all of Collier County south and west of the Tamiami Trail, and that it extended inland along the Gordon River and Rock Creek south and west of Naples Municipal Airport. That description takes in much of the Bayshore and Naples Bay side of East Naples, Haldeman Creek, and the low-lying communities toward Isles of Capri.

What that looks like for a seller today

  • Repaired homes may have new drywall and flooring but older systems behind them, and a flood claim history that buyers will ask about.
  • Unrepaired or partially repaired homes may be subject to Collier County’s substantial-damage review. When repair costs reach 50% of the structure’s market value, the county generally requires the building to meet current flood requirements, which for an older slab-on-grade house can mean elevation or replacement.
  • Manufactured homes in flood-affected parks may have damaged floors, ductwork and skirting, and older units can be difficult to insure or finance at all.

Plenty of East Naples homes farther inland sit in lower-risk flood zones and stayed dry, so not every property carries this history. We check FEMA flood zone, elevation information when available, and permit records for each property. If your home did take water, our hurricane and flood damage page covers the choices in more detail, and we can buy without you making any repairs.

Rentals, Duplexes and Manufactured Homes in East Naples

East Naples has long been one of the Naples area’s main sources of workforce and rental housing, serving people who work in hospitality, healthcare, construction and county government nearby. That gives it a deeper landlord population than most of Collier County, and a lot of the calls we get come from owners who are ready to stop being landlords.

Selling with tenants in place

You do not need an empty property to sell to us. We review the lease, rent roll, deposits and any payment history, and buy subject to existing tenancies. Security deposits are credited at closing as Florida law requires them to be handled, and we take over the landlord role from there. If the tenant is behind on rent or the relationship has broken down, see our page on problem tenants; if you simply want out after years of turnovers and repair calls, see tired landlord.

Duplexes, triplexes and small apartment buildings

Older two-to-eight-unit buildings are scattered through the Bayshore area, Naples Manor and the streets off US-41 East. Common issues include shared utility meters, aging laundry rooms, parking that would not meet today’s code, and units that were added informally over the years. We buy these as income property, valuing in-place rents and the cost of bringing units up to standard. More on our multifamily and apartments page.

Manufactured homes: owned lot or leased lot?

East Naples has a number of manufactured-home communities, and the first question we ask is whether you own the land under your home. If you own both the home and the lot, the sale is a real estate closing like any other, provided the home has been properly retired from its vehicle title and attached as real property. If the home sits in a land-lease community, you own only the home, the park’s approval may be required for a new owner, and lot rent becomes part of the value equation. Older pre-1994 units, built before HUD wind-zone standards were strengthened after Hurricane Andrew, can also be harder for retail buyers to insure. We buy both situations; see our mobile and manufactured homes page. If you own an entire park, we buy whole mobile home and RV parks too.

US-41 East and Davis Boulevard: East Naples Commercial Property

East Naples commercial real estate is older, more varied and more affordable than the Naples average, and it is changing fast as redevelopment moves outward from the city. Libera Capital Group buys commercial property here as a principal. See we buy commercial property for our general criteria.

  • Older motels and small hotels. US-41 East has long been lined with independent motels from the era when it was the main road to Miami. Many need full renovation or are better suited to redevelopment. We look at operating history, condition and zoning. See hotels and motels.
  • Auto-oriented and service buildings. Former gas stations, repair bays, car lots and contractor yards, sometimes with environmental questions. We can buy with Phase I and Phase II environmental reviews built into the timeline.
  • Strip retail and small offices. Unanchored centers near the Collier County Government Center, which sits on Tamiami Trail East at Airport-Pulling Road, and along Davis Boulevard and Rattlesnake Hammock Road. Many have deferred roofs, older HVAC and leases with local tenants.
  • Light industrial and flex. Smaller warehouses and shop buildings serve the trades that work across Naples and Marco Island.
  • Mixed-use in the CRA. Storefronts with apartments above, or houses converted to offices, along corridors where the redevelopment overlays apply.

We can close with tenants in place, agree to a sale-leaseback for an owner-operated business, or time a closing to support a 1031 exchange. Consult your CPA about tax treatment. If the property is behind on its mortgage, losing tenants or facing code issues, our distressed commercial property page explains how we can help.

Other Reasons East Naples Owners Reach Out

  • Behind on payments. Florida forecloses through the courts, which takes time, and a sale before the judgment can protect your equity and credit. See foreclosure.
  • Back taxes or liens. Unpaid property taxes can lead to tax certificates and, eventually, a tax deed application; code liens and contractor liens can also cloud title. See back taxes and liens.
  • A parent’s home. Many East Naples homes have been in the same family for decades. If the owner has passed, probate or summary administration may be needed before a sale; see inherited and probate property.
  • A move out of the area. Insurance and living costs push some longtime residents to relocate inland or out of state. We can close on the date your move requires.

Cash Sale vs. Listing an East Naples Home

A fully renovated home in a sought-after East Naples neighborhood may bring more on the open market. For older, rented or storm-affected properties, the math often looks different once all the costs are counted. These are typical ranges, not promises; compare in more detail on our cash offer vs. listing page.

Key takeaways for East Naples sellers

  • East Naples is unincorporated Collier County; permits and code go through the county, and water may come from either the City of Naples or the county depending on your street.
  • The Bayshore Gateway Triangle CRA, created in 2000 and scheduled to sunset in 2030, shapes zoning and investor demand near Bayshore Drive and Davis Boulevard.
  • Older block homes often need plumbing, electrical and roof work that a cash sale lets you skip.
  • Ian’s surge hit the Naples Bay and Haldeman Creek side and Isles of Capri hardest.
  • We buy rentals with tenants in place, manufactured homes on owned or leased lots, and older commercial buildings.

East Naples Half-Built Houses: Cash for Stalled Builds and Shells

East Naples has a long history of infill: small spec houses on older lots off US-41 East, replacement homes in neighborhoods that took surge water during Ian, and additions that were framed and then left open when money ran out. Most parcels east of the City of Naples limits are unincorporated, so open permits, reactivation requests and re-inspections are handled by Collier County’s Building Plan Review & Inspection division, while a few streets closer to the city line answer to the City of Naples instead. Low elevations here mean a stalled house may also need a new elevation certificate before anyone can finish it.

We buy East Naples properties that are a shell only, carry expired or inactive permits, have open code violations, or were left behind by a builder that closed its doors or a general contractor whose license was suspended. Lis pendens from construction-lien suits, lender foreclosures on a construction loan, and tall-grass or mowing liens on a vacant site do not stop us from making an offer. Learn more in our guide to selling an unfinished house in Naples and Golden Gate Estates.

Who Buys Houses in East Naples?

Libera Capital Group is one of the buyer types East Naples sellers can compare. Local cash buyers like us purchase as-is and close on the date you choose. National “we buy houses” franchises and iBuyers also make offers here, with iBuyers generally sticking to newer, move-in-ready homes. Investors and landlords are active buyers of duplexes and rentals, and retail buyers working with an agent usually pay the most for updated homes that can pass inspection and get financed.

East Naples properties often come with complications: surge or rain flooding near Naples Bay and the canals, older homes with original roofs or plumbing, tenants with leases, and manufactured homes that some lenders will not finance. As a Southwest Florida buyer with an office in Fort Myers, we know these neighborhoods and can buy without repairs, evictions or long inspection periods.

Frequently Asked Questions about Selling in East Naples

Who buys houses in East Naples, FL?

Libera Capital Group buys houses in East Naples for cash, along Bayshore Drive, in the Gateway Triangle, around Lely and out toward Collier Boulevard. We buy single-family homes, duplexes, manufactured homes, condos and commercial buildings as-is, including flooded houses and rentals with tenants in place. Call (239) 686-0823 or send your details through the form. You can also list with an agent or compare offers; our cash offer vs. listing guide explains the trade-offs.

Where exactly is East Naples?

East Naples generally means the unincorporated area east and south of the City of Naples: the Bayshore Drive and Davis Boulevard corridors, the neighborhoods along US-41 East (Tamiami Trail East), Lely and Naples Manor, and the area out toward Collier Boulevard and Isles of Capri. It is governed by Collier County, not the City of Naples.

Is my property in the Bayshore Gateway Triangle CRA, and does that affect selling?

The CRA covers the area around Bayshore Drive, the Gateway Triangle between US-41 East and Davis Boulevard, and nearby streets. Being inside it does not restrict your sale, but overlay zoning can make some properties more valuable to investors or builders. Collier County’s CRA office can confirm boundaries, and we check zoning during our review.

Will you buy a house with cast-iron pipes and an old roof?

Yes. Cast-iron drains, galvanized lines, older electrical panels and roofs near the end of their life are the most common issues we see in East Naples homes. We price them into our offer and do not require you to fix anything, get a four-point inspection or replace the roof before closing.

Can I sell my East Naples rental with a tenant who is behind on rent?

Usually, yes. We review the lease and payment history and can buy with the tenant in place, taking over the landlord role after closing. That can spare you the cost and delay of an eviction. Security deposits are transferred or credited at closing so the tenant’s rights are preserved.

Do you buy manufactured homes in land-lease parks?

Yes, case by case. In a land-lease community you own only the home, so we look at the park’s lot rent, approval rules, the home’s age and condition, and whether it can be insured. If you own both the home and the land, the purchase works much like any other house closing.

My home flooded in Ian and I never finished repairs. What are my options?

You can finish repairs and list, which may trigger Collier County’s substantial-damage review if costs are large; you can sell to a builder; or you can sell to us as-is. We buy partially repaired and unrepaired homes without requiring permits to be closed first, and the title company pays any liens from proceeds.

Do you buy older motels and commercial buildings on US-41 East?

Yes. We buy older motels, strip centers, small office buildings, auto-service properties and mixed-use buildings along US-41 East, Davis Boulevard and Rattlesnake Hammock Road. Environmental reviews, tenant leases and 1031 timing can all be built into the contract.

Is Libera Capital Group a real estate brokerage?

No. Our principals are licensed real estate brokers, but Libera Capital Group buys as a principal for its own account and does not represent any party in the transaction. You are free to have an attorney or agent of your choosing review our contract.

Who pays closing costs when I sell to you?

In a typical purchase we pay the normal closing costs, including title and settlement charges that a seller would customarily pay. Your mortgage payoff, any liens or code fines, and prorated property taxes come out of your proceeds. Your written offer spells out exactly what we cover.

Do you buy vacant lots in East Naples?

Libera Capital Group buys houses and improved commercial property only. For vacant lots and acreage, including infill lots in East Naples, please contact our land division at SWFLLand.com.

How much will a cash buyer pay for my house in East Naples?

We start from what comparable renovated East Naples homes sell for, subtract repairs, holding and closing costs and a margin for risk, and show you the math in writing. Locally, the number moves most with Ian flood history and elevation, cast-iron plumbing and roof age, CRA zoning overlays near Bayshore, rent income on rentals, and land-lease terms on manufactured homes. Compare it with listing, where commissions often run 5–6%.

Can I sell my East Naples house if it has a Collier County code enforcement lien?

Yes, we buy East Naples homes with open code cases or recorded code liens for things like unpermitted structures, inoperable vehicles or overgrown lots. The title company identifies the lien, and it is usually paid or negotiated from proceeds at closing. We price any required corrections into our offer, so you do not have to fix the violation or request a hearing before selling.

Can I sell my Haldeman Creek waterfront home in East Naples as-is?

Yes, we buy Haldeman Creek and Naples Bay-side homes as-is, including those with older seawalls, unpermitted docks or Ian flood damage. These lots are valuable for their boat access, but low elevation and aging marine structures make retail buyers and insurers cautious. We review seawall age, dock permits and flood records, then build any repairs or elevation questions into one written offer.

Will you buy a former gas station or auto repair property on US-41 East?

Yes, we consider former gas stations, repair bays and car lots along US-41 East and Davis Boulevard. Because these sites can raise environmental questions, we usually build Phase I and, if needed, Phase II environmental reviews into the contract timeline. The findings affect price and structure, and we explain them to you plainly. Consult your own attorney or environmental professional about any regulatory obligations.

How can we sell our East Naples house quickly if we are getting divorced?

A direct sale gives both spouses one written offer and a fixed closing date, without repairs or months of showings. That is often simpler with an older East Naples home that would otherwise need work before listing. The title company pays off the mortgage and divides proceeds according to your settlement or court order. Each spouse should have a Florida family law attorney review the contract first.

Do you buy unfinished spec houses on East Naples infill lots?

Yes, we buy unfinished spec houses on East Naples infill lots, whether the walls are up or only the foundation is done. Investors and small builders often call us when a construction loan matures before the house is finished. We review the permit file, the loan payoff and any subcontractor liens, then make a cash offer that reflects the cost to complete. Lenders holding the note can also work with us directly.

My East Naples house is half-rebuilt after Ian and the permit expired. What now?

You can sell an East Naples home with a lapsed post-Ian rebuild permit to us without renewing it first. We buy it as-is and handle reactivation or a new permit with Collier County after closing, along with any updated elevation work the code requires. If insurance or FEMA money is involved, talk with your adjuster or a Florida attorney about how a sale affects those funds before signing.
