Quick answerWho buys houses in Winter Garden and Ocoee? Libera Capital Group buys houses in Winter Garden and Ocoee, FL for cash, as-is, including older homes near Plant Street and Starke Lake, Horizon West homes with CDD and HOA costs, and rentals owned by investors who live elsewhere. You make no repairs and pay no commissions, and we can close in as little as 7–14 days or on your schedule. Call (239) 686-0823 or request an offer below.

Winter Garden and Ocoee sit side by side on the south shore of Lake Apopka, and twenty years ago they were small citrus towns. Now Winter Garden’s Plant Street is one of the busiest little downtowns in Central Florida, and the land south of town has become Horizon West, a planned area of villages that Orange County began laying out in 1995. Ocoee, just east, grew around SR 50, West Oaks Mall and the Turnpike and SR 429 interchanges.

That growth pushed values up, which helps most sellers. It doesn’t help the owner of a 1950s house with a failing roof, the investor in Brazil whose rental has been vacant for months, or the family that bought in Horizon West at the 2022 peak and now owes more than a buyer will pay. Those are the calls we get. For Orange County as a whole, see our Orange County page.

Why West Orange Owners Choose a Cash Sale

Skip the pre-sale renovation

In a market where buyers compare your house to brand-new builds, an older home can look worse than it is. We buy it without the paint, floors and roof you’d otherwise need.

Out of the CDD and HOA bills

When dues and assessments are what’s squeezing you, a quick closing ends the monthly bleed. Balances are settled from proceeds.

Built for investors who live elsewhere

Many West Orange rentals belong to owners in other states or countries. We handle the sale remotely, tenants and all.

An honest read on equity

If you owe close to the value, we’ll tell you whether a straight sale works or whether a short sale is the real option.

Winter Garden: Downtown, Older Neighborhoods and the Lake Apopka Shore

Plant Street and the historic core

Downtown Winter Garden runs along Plant Street, where the West Orange Trail passes the Edgewater Hotel and the restored Garden Theatre. The blocks around it hold frame houses from the 1910s through the 1940s, brick bungalows and 1950s block homes. Demand is strong because people want to walk to downtown, but many of these houses still have original wiring, pier foundations and plumbing that’s been patched for decades. Some buyers want them only for the lot. We buy them either way.

East Winter Garden and Tildenville

East Winter Garden, a historically Black community east of downtown, and nearby Tildenville are largely unincorporated, with small block and frame homes and families who’ve owned for generations. Title that passed without probate, deferred repairs and code liens are common issues. We work through those with the title company and your attorney.

The Lake Apopka side

North of downtown, toward the lake and the Oakland Nature Preserve, there are older homes on larger lots, some with septic systems. Lake Apopka was badly polluted for decades by farm runoff; restoration and the closing of the muck farms changed the north and south shores, and lakeside property has gained value. Older houses near the shoreline can still have drainage and septic problems. See septic and well issues.

Ocoee: Starke Lake, SR 50 and the Older Subdivisions

Ocoee’s civic center is on Starke Lake, where Bill Breeze Park and the Lakeshore Center sit next to the old downtown along Bluford Avenue, now being redeveloped. The older housing is around the lake and between Bluford, Silver Star Road and Clarke Road: 1950s to 1970s block homes, then 1980s and 1990s subdivisions with names like Sawmill, Wellington and Shoal Creek. Lake Olympia has lakefront homes and townhomes, many from the 1980s.

Houses here are at the age when everything comes due at once: a 20-year roof, original AC, polybutylene or early CPVC plumbing, and windows and fascia that need replacing. Insurers notice. We buy Ocoee homes in that condition, plus rentals and condos. If roof age has made your home hard to insure, read roof and insurance problems.

Along West Colonial Drive (SR 50), Ocoee’s commercial corridor runs from West Oaks Mall past older strip centers and auto-oriented businesses. We buy improved commercial property there as well; see the income and commercial section further down.

Horizon West Homes, CDD Bonds and HOA Dues

Horizon West stretches south of Winter Garden toward the Disney area along SR 429, Avalon Road and Winter Garden Vineland Road, built as a series of villages around a town center at Hamlin. Most of it is unincorporated Orange County even though the mailing address says Winter Garden or Windermere. Many of its neighborhoods were financed through community development districts, so owners pay a CDD assessment on the property tax bill in addition to HOA dues and, in some communities, amenity fees.

Those layered costs are the most common reason Horizon West owners call us, usually together with a job relocation or an escrow increase after insurance and taxes jumped. Some owners also have builder-defect issues: roof leaks, stucco cracking, plumbing failures or drainage problems the warranty didn’t fix. We buy newer homes with these problems, and with past-due HOA or CDD balances, which are paid at closing after the title company gets estoppel and payoff letters. Our HOA liens and fines page explains more.

Half-finished pool builds, stalled additions or a home where the builder dispute stopped work can be sold too. See unfinished construction.

Which Office Has Your Records? City vs. County

  • City of Winter Garden: its own building division for permits and inspections, city code enforcement, and city water and sewer for much of the area.
  • City of Ocoee: its own building department and code enforcement, and city utilities for many neighborhoods.
  • Unincorporated Orange County: Horizon West, East Winter Garden, Tildenville and other pockets use the county’s Division of Building Safety and county code enforcement, with Orange County Utilities or other providers.

The title company searches the right offices for liens. Open permits for reroofs, pool enclosures and water heaters are a frequent snag in West Orange sales with financed buyers. We buy with them open. See open permits and code violations.

Storms and flooding

Ian in 2022 brought heavy, prolonged rain across Orange County, and Milton in 2024 added wind and fallen trees. In West Orange, the problems we see tend to be localized: houses near retention ponds and low ground that took water, roofs that leaked under wind-driven rain, and fence or screen-enclosure damage that never got repaired. We buy storm-damaged homes as they are; read hurricane and flood damage.

Short Sales in Winter Garden and Ocoee

Prices in West Orange rose quickly from 2020 to 2022. Buyers who purchased at the top with small down payments, and owners who refinanced to pull cash out, can find their loan balance close to or above today’s value once commission and closing costs are added. When that happens, a short sale asks the lender to accept less than the payoff.

The short sale timeline, step by step

  • Contract: sign a purchase agreement with a buyer. Ours is cash, as-is, with no financing contingency.
  • Hardship letter: one page explaining what changed and why you can’t keep the house, whether that’s a job loss, divorce, illness, relocation or payments that rose beyond reach.
  • Financials: bank statements, pay stubs or income records, and tax returns. The lender may also want a financial worksheet.
  • Valuation: the lender orders a BPO or appraisal. Showing real condition, including defects, keeps the value realistic.
  • Other liens: second mortgages, HELOCs, HOA and CDD balances need to be negotiated or paid.
  • Approval and closing: once approved in writing, we close before the approval expires.

Lenders want a buyer who will actually close. A cash offer with no appraisal or loan approval to wait on removes the most common reasons short sales collapse. A Florida real estate attorney or a HUD-approved housing counselor should advise you on the credit and tax side before you apply. More on our short sale page.

Deficiency Judgments: The Debt That Can Outlive the House

If a foreclosure auction or a short sale brings in less than you owe, the difference is the deficiency. Florida lenders may ask the court for a deficiency judgment for that amount, and judges have discretion in granting it. A judgment can lead to collection efforts like bank levies or wage garnishment.

Florida limited the timing in 2013. Section 95.11 of the Florida Statutes generally gives a lender one year, starting the day after the clerk issues the certificate of sale (or the day after a deed in lieu is accepted), to bring a separate action for a deficiency on a one-to-four family residential property. Lenders can also seek the deficiency in the foreclosure case itself, and other loans and short sales may be governed by different deadlines.

In a short sale, read the approval letter carefully. It should state whether the lender waives the deficiency or accepts the sale proceeds as payment in full. If it doesn’t, the lender may keep the right to pursue the difference, and you’ll want to negotiate before you close. Selling before a foreclosure sale generally means a higher price than an auction, which reduces any shortfall. This isn’t legal advice; consult a Florida attorney. See also our foreclosure page.

Selling a Winter Garden or Ocoee Home From Out of State or Abroad

West Orange has a large share of owners who live somewhere else. Horizon West and Ocoee drew buyers from Brazil, Canada, the UK and across Latin America, many buying rentals near the parks. Corporate transfers move families out of Orlando every year, and some keep the house as a rental until it becomes a headache. You can sell without coming back.

  • Florida title company closing. It runs title, pays off the mortgage, HOA and CDD balances, and prepares your deed.
  • Notarize where you are. Florida allows remote online notarization by registered online notaries, and many title companies offer it. Paper signing in front of a local notary, or at a U.S. embassy or consulate abroad, is also common.
  • Proceeds by wire to your U.S. or foreign bank, following the title company’s verification process.
  • Tenants and property managers can stay in place through closing; we coordinate access with them.

If you’re a foreign seller, FIRPTA generally requires the buyer to withhold a percentage of the gross sale price, often 15%, and send it to the IRS. A withholding certificate can sometimes reduce that, and you may claim a refund on a U.S. tax return. Your CPA should guide you before closing.

Inherited Homes in West Orange

Long-held family homes in Winter Garden’s older blocks, East Winter Garden, Tildenville and Ocoee’s original neighborhoods often come to heirs who live elsewhere. Orange County estates are handled by the Ninth Judicial Circuit’s probate division at the courthouse in downtown Orlando. A personal representative usually needs letters of administration before signing a deed, and some smaller estates qualify for summary administration. A Florida probate attorney can tell you which route fits and how long it may take.

We can sign a contract with the estate early and close when the court allows. Belongings can stay. See inherited and probate property.

Landlords with tenants

We buy West Orange rentals with tenants in place, including tenants behind on rent. If you’re done being a landlord, read the tired landlord page.

Winter Garden & Ocoee: Cash Sale or Listing?

Updated homes near Plant Street or in a popular Horizon West village can draw strong offers on the open market. Older houses, rentals with tenants, homes with defects or thin equity often work better with a cash sale. General comparison:

How Our West Orange Purchases Work

  1. Tell us about the house. Address, condition, HOA or CDD, tenants and loan balance if you know it.
  2. Get an offer in writing. We review the property and records and usually send an offer within 24–48 hours.
  3. Title and payoffs. A Florida title company searches title and orders estoppels and payoff letters.
  4. Close your way. In person or remotely, with funds by wire or check.

  • Older homes near Plant Street and Starke Lake can be sold as-is without updating to compete with new builds.

  • Out-of-state and foreign owners can close remotely; plan for FIRPTA with a CPA.

West Orange Income Property: Plant Street Buildings, Quads and SR 50 Centers

Winter Garden and Ocoee owners can sell us more than a house. We buy apartment complexes, duplexes, triplexes and fourplexes, multifamily buildings, historic buildings, and shopping centers and strip malls, plus offices and other commercial property.

Downtown Winter Garden’s brick buildings along Plant Street and the cross streets were built as shops with offices or rooms upstairs, and several still work that way. A few blocks out, older duplexes and small rental clusters sit in East Winter Garden and Tildenville, many built of block in the 1950s and 60s and rented to the same families for years. Ocoee’s older multifamily is around Bluford Avenue and Starke Lake, while larger garden and newer mid-rise apartment communities line Clarke Road, Maguire Road and the SR 50 corridor. For retail, the older plazas on Silver Star Road and Clarke Road in Ocoee, and the smaller centers along East Plant Street and Dillard Street in Winter Garden, come up for sale as original owners age out. See our pages on apartments and multifamily, strip centers and shopping plazas and mixed-use buildings.

Winter Garden adopted a Historic Downtown Architectural Overlay in 2010 covering roughly 270 properties, and new construction, renovations and demolition there are reviewed with input from the city’s Architectural Review and Historic Preservation Board. That review works much like a certificate of appropriateness in other cities. Ocoee has no comparable district. Either way, we price it in, and our commercial property page explains how leases transfer at closing.

Who Buys Houses in Winter Garden and Ocoee?

Libera Capital Group buys houses in Winter Garden and Ocoee for cash, and sellers here usually compare several kinds of buyers. Cash buyers like us purchase as-is and close on the seller’s chosen date. National home-buying franchises and iBuyers make fast, formula-based offers, mostly on newer Horizon West and Ocoee subdivision homes. Investors and landlords look for rentals near SR 429 and the parks. Retail buyers using an agent can pay the most for updated homes that qualify for financing and insurance.

Where we fit best is the house that’s hard to sell conventionally: an older home near downtown that needs everything, a rental with tenants owned from abroad, or a short sale on a deadline. We buy statewide from our Fort Myers office and put our offer in writing.

Winter Garden & Ocoee Seller FAQs

Who buys houses in Winter Garden and Ocoee, FL?

Libera Capital Group buys houses in Winter Garden and Ocoee for cash, as-is, from older homes near Plant Street and Starke Lake to Horizon West builds with CDD fees. We can close in as little as 7–14 days or on your schedule, with no commissions or repairs. Call (239) 686-0823 or use the form. You can also list with an agent and compare the two approaches.

Do you buy older homes a few blocks from Plant Street?

Yes. We buy downtown Winter Garden homes with original wiring, pier foundations, old plumbing or deferred maintenance. You don’t need to renovate to compete with new construction. We price the work and make a written offer.

Is my Horizon West home inside Winter Garden city limits?

Usually not. Most of Horizon West is unincorporated Orange County, even when the mailing address says Winter Garden or Windermere. Permits and code are handled by the county. It doesn’t change our ability to buy.

Will you buy a Horizon West home with CDD bonds and HOA dues?

Yes. CDD assessments and HOA dues are common there, and any balances are paid from proceeds at closing. We also buy homes with builder defects, HOA violations or past-due dues.

Do you buy houses on Starke Lake or Lake Olympia in Ocoee?

Yes. We buy lakefront and lake-area homes and townhomes in Ocoee in any condition, including older roofs, outdated interiors and drainage issues.

Can a short sale on my Winter Garden home close before my foreclosure date?

It can if the lender approves in time. Submit our cash offer with your hardship letter and financial documents as early as possible, and ask your attorney about postponing the sale while the lender reviews. A cash buyer can close quickly once approval arrives. Get advice from a Florida attorney or HUD-approved housing counselor.

If my Ocoee house sells at a foreclosure auction for less than I owe, what happens?

The lender may ask the court for a deficiency judgment for the shortfall. For homes with one to four units, a separate deficiency suit generally must be filed within one year after the certificate of sale. Selling before the auction usually brings a better price. Talk with a Florida attorney.

I relocated for work. Can I sell my Winter Garden house without coming back?

Yes. A Florida title company can close with you signing remotely, through online notarization or a local notary, and proceeds are wired to you. We coordinate access to the house with a neighbor, tenant or lockbox.

I’m a foreign investor with an Ocoee rental. How does FIRPTA affect my sale?

FIRPTA generally requires the buyer to withhold part of the sale price, often 15%, for the IRS when the seller is a foreign person. You may apply to reduce withholding and recover any excess on a U.S. return. A CPA should advise you. We speak Portuguese and Spanish.

Can I sell an inherited East Winter Garden or Tildenville house still in a grandparent’s name?

Usually, after title is cleared through probate or other filings your attorney recommends. Orange County estates go through the Ninth Circuit in Orlando. We can make an offer now and close once title is ready.

Will you buy an Ocoee or Winter Garden rental with tenants?

Yes. We buy occupied rentals with leases, month-to-month tenants or tenants behind on rent. You don’t need to vacate the house first.

Do you buy commercial property on West Colonial Drive in Ocoee?

Yes. We buy strip centers, small offices, service buildings and mixed-use property along SR 50 and in downtown Winter Garden, occupied or vacant.

Do your principals act as my real estate agent?

No. Our principals are licensed Florida real estate brokers, but Libera Capital Group buys as a principal for its own account and does not represent any party. You may have your own agent or attorney review our offer.

Do you buy downtown Winter Garden buildings or Ocoee apartment properties for cash?

Yes, we buy both. Libera Capital Group purchases brick commercial buildings in Winter Garden’s historic downtown overlay, Ocoee duplexes and apartment properties, and older plazas on SR 50, Clarke Road or Silver Star Road. You don’t need architectural review approval or repairs before selling to us. Send the address and current rents or leases, and we’ll come back with questions and a timeline.
