Wholesalers and deal finders: join our network to send Southwest Florida deals and get quick yes, no or counter responses.

Most cash buyers lists work in one direction: a wholesaler blasts a deal to hundreds of names and hopes somebody bites. That’s not what this is. Our wholesaler network is the reverse. It’s a list of deal sources we want to hear from, built so we can tell you what we’re looking for before you go find it, and so that when you send something, it gets looked at by people who already know who you are.

Libera Capital Group buys houses and improved commercial property for cash throughout Florida, with Southwest Florida as our home market. We buy for our own account. That means the people in our network are dealing with the end buyer, not with another middleman, and the feedback you get is coming from the people who will actually renovate, rent or hold the property.

Whether you closed your first assignment last month or you run a team with a dialer, a direct mail budget and acquisitions reps in three counties, the network works the same way: you tell us your markets, your deal types and how you find deals, and we keep you current on what we’ll pay attention to.

What do wholesalers get from joining our network?

The buy box, in writing

Property types, conditions, areas and situations we’re actively pursuing, so you can aim your marketing at deals that have a real buyer waiting.

Priority review

Deals from network members go to the front of the review queue. We aim to reply within one business day with a yes, a no or a counter.

Feedback you can use

When we pass, we say why: ARV, repair scope, insurance, flood zone, title, occupancy or price. Over time, that tightens your underwriting.

A buyer, not a broker of buyers

We close with our own capital through Florida title companies, by assignment or double close, and we don’t re-wholesale your deal to someone else.

Market updates that match your territory

When you join, you tell us which counties and cities you work. We use that to keep our communication relevant: if you work Port Charlotte and North Port, you don’t need to hear about what we’re chasing in Jacksonville. When our priorities shift, for example a season when we’re especially interested in small multifamily, storm-damaged homes or unfinished houses, network members in the relevant areas hear about it first.

Straight talk on deals you’re unsure about

Members can call or email to ask whether a property type or neighborhood is worth pursuing before they spend money on a contract. We can’t give you a price on a property you don’t control, and we won’t ask you to share a seller’s information before you have a signed agreement, but we can tell you whether something is in our lane at all. That saves both of us time.

A clean, predictable closing process

Every member gets the same process: earnest money with a Florida title company, a written assignment or purchase contract, a walkthrough scheduled through you and proof of funds available on request for deals under contract. Predictability is underrated. When you know exactly how a buyer closes, you can promise your seller realistic timelines.

Who should join the network?

The network is built for people who bring properties to a buyer. That covers more ground than the word “wholesaler” suggests.

  • Wholesalers who put properties under contract and assign or double close them. This is the core of the network.
  • Acquisitions teams at larger wholesale operations, including disposition managers who want a dependable buyer for Southwest Florida inventory.
  • Licensed real estate agents with off-market or pocket opportunities, including expired listings, estate sales and landlords who don’t want showings. Compensation for licensees runs through their broker; our agent partner page has details.
  • Bird dogs and deal finders who want to grow into wholesaling. We’ll explain how we approach finder arrangements under Florida law, and in many cases the right step is to get licensed or to learn to put deals under contract properly. We do not pay referral fees to unlicensed parties where Florida law prohibits it.
  • Other investors selling properties that don’t fit their own model, such as a flipper with a commercial building or a landlord trimming a portfolio.
  • Professionals who meet distressed owners, including probate attorneys, public adjusters and lenders, who have their own partner pages explaining how we work together.

Our buy box at a glance

The full criteria live on our Florida wholesaler partner page. Here’s the short version members get when they join, so you can screen leads quickly in the field.

CategoryUsually a fitUsually not a fit
ResidentialSingle-family in any condition, small multifamily, mobile homes on owned land, condos and townhomes with financials we can underwriteCondos with unknown or unfunded association obligations we can’t quantify
CommercialRetail, office, industrial, mixed-use, independent hospitality, self-storage, mobile home and RV parks, distressed commercialSpecial-purpose buildings with no realistic reuse at the price
ConditionDated, damaged, vacant, hoarded, fire, flood, unfinished, code issuesDeals priced as if renovation were cosmetic when it isn’t
SituationInherited, pre-foreclosure, tired landlord, storm damage, relocation, vacantProperties the sender doesn’t control
LandNot on this siteVacant land goes to our land division, SWFLLand.com

We don’t publish a formula or a fixed percentage, because a formula ignores the things that actually decide Florida deals: roof age and insurability, flood zone, water access, permits and occupancy. Instead we price each deal from a realistic after-repair value or, for commercial and rentals, from actual income and expenses. Members who want to understand our thinking can read our Southwest Florida underwriting guide.

Where in Florida are we looking for deals?

We buy statewide, but our network is weighted toward the counties where we move fastest and know the housing stock best.

Southwest Florida home counties

Lee, Collier, Charlotte and Sarasota counties are where most of our deals happen, along with the inland counties of Hendry, Glades and DeSoto. Each of the four coastal counties has its own wholesaler page with local underwriting notes:

Statewide markets

Outside Southwest Florida we review deals in the major metro counties and in smaller markets when the numbers justify the travel and management. When you join, list every county you work; if your territory includes places like Hillsborough, Polk or Duval, we’ll tell you how we’re approaching those markets. The complete list of areas we cover is on our Florida locations hub.

Deal types we’re often hungry for

Some property types tend to be underserved by other buyers, which makes them good targets for wholesalers who want less competition:

How we work with new wholesalers vs. experienced operators

If you’re new

Everybody starts somewhere, and we’d rather help a new wholesaler build good habits than watch them learn the hard way. If you’re new, we’ll be patient with your first few submissions and explicit about what’s missing. Expect us to ask questions like “who else is on title?”, “what’s the roof age?” and “does your contract allow assignment?” Those aren’t criticisms. They’re the questions every closing eventually asks, and it’s better to answer them on day one than on closing day.

Three things new members should do before sending a first deal:

  1. Have a Florida real estate attorney review your purchase contract and assignment form, including how your intent to assign or resell is disclosed to the seller.
  2. Learn to pull the public record yourself: owner of record, mortgages, liens and code cases.
  3. Practice running comps on closed sales of similar homes, not on active listings.

If you’re experienced

Experienced operators mostly want two things from a buyer: speed and certainty. You’ll get our honest number fast, you’ll know what’s driving it, and once we commit, we close. If you run volume, tell us your preferred communication channel and the format your dispo team uses, and we’ll adapt to it rather than making you fill out the same information twice. If you have recurring deal types, such as Lehigh Acres rentals or Port Charlotte block homes, we can talk about how we evaluate those categories so you can pre-screen.

If you’re an agent

Licensed agents are welcome in the network. Off-market listings, pocket opportunities and owners who don’t want a public listing can all fit. Any compensation for a licensee runs through the licensee’s broker and is disclosed in the transaction. If you’re comparing listing a property against a cash sale for your client, our cash offer vs. listing comparison is a useful conversation starter.

Joint ventures and co-wholesaling

Sometimes a wholesaler has a deal that’s bigger, more complicated or slower than a standard assignment: a small apartment building with deferred maintenance, a commercial property with a lease that needs restructuring, or a house tangled in probate. In those cases a joint venture can make more sense than a straight sale to us.

What a JV can look like

Every joint venture is negotiated individually and documented in writing, reviewed by each party’s own attorney. In general terms, a JV might involve us funding the purchase and the work while you contribute the contract and continue managing the seller relationship through closing, with the economics defined up front. We don’t offer a standard JV split, and we won’t promise one here, because the right structure depends on what each side contributes and what the risks are.

Co-wholesaling with another wholesaler’s deal

If you’re presenting a deal another wholesaler controls, we need written permission from the contract holder before we review it. We’re happy to work with partnerships between wholesalers, as long as everyone in the chain is identified and has agreed to the arrangement. Daisy chains where nobody knows who actually controls the contract are a fast way to a pass.

When a JV is the wrong answer

A joint venture isn’t a way to rescue a deal with a bad price. If the numbers don’t work as a straight purchase, they usually don’t work as a partnership either; the risk just gets shared differently. JVs fit best when the opportunity is real but the timeline, complexity or capital need is larger than a typical wholesale assignment.

How do we protect your relationships?

The biggest fear wholesalers have about any buyer is simple: will they go around me? Here’s our answer, in plain words.

  • We respect your contract. When you send us a property you have under contract, we treat it as yours. We don’t contact your seller to circumvent your agreement or to negotiate a separate deal behind your back.
  • We coordinate through you. Walkthroughs, questions and timing go through you unless you specifically ask us to speak with the seller.
  • Sellers who call us get sent back to you. If a seller reaches out directly about a property you have under contract, we point them to you.
  • Your information stays with us. Deal details you send are used to evaluate that deal. We don’t forward your submission to other buyers.
  • Passed deals stay yours. If we pass and your contract is still in force, we don’t try to pick the property up from the seller after you move on to another buyer.

There’s one honest caveat. Sometimes we already know a property: the owner contacted us months ago, or we’ve made an offer on it in the past. If that happens, we’ll tell you right away instead of quietly reviewing your submission. Transparency both ways is how these relationships last.

What we ask of network members

A network is only as good as its habits. These are the standards we hold ourselves to, and we ask the same of the people who send us deals.

Control before marketing

Only present properties you have under contract or have written permission to present. Never market a property you don’t control.

Accurate representation

Describe the property, its condition and your role honestly. Don’t call yourself the owner, and don’t present a contract interest as something it isn’t.

Respect for sellers

Sellers should understand what they signed, including that you may assign or resell. Realistic timelines beat promises nobody can keep.

Legal hygiene

Florida licensing and wholesaling rules apply and can change. Have a Florida real estate attorney review your contracts, disclosures and marketing.

We may decline to work with anyone whose practices put sellers, title companies or us at risk, regardless of how attractive a particular deal looks. We’d rather build a smaller network of people who run clean businesses than a big list of names that blast anything with an address.

How joining the wholesaler network works

  1. Fill out the network form. Tell us your name or company, the markets you work, the deal types you find, your typical monthly volume, your main lead source and whether you hold a real estate license.
  2. We review your profile. We look at your markets and deal types so we can send you the parts of our buy box that matter to you.
  3. You get our current criteria. We follow up with our buy box and target areas, plus the best way to reach our acquisitions desk.
  4. You send deals when you have them. Use the deal submission page for each property you have under contract. Member deals get priority review.

Joining is free and doesn’t obligate you to send us anything or to accept any offer we make. You can ask to be removed at any time by emailing acquisitions@liberacg.com. To understand how our closings work from the seller’s side, the how it works page lays out the steps in plain language.

Frequently Asked Questions about our wholesaler network

Who are the best cash buyers for wholesalers in Florida?

The best cash buyers for wholesalers are direct buyers who close with their own capital, answer quickly and explain their decisions. Libera Capital Group buys houses and improved commercial property statewide, with Southwest Florida as its home market, and aims to reply within one business day with a yes, a no or a counter. Look for buyers who close through a neutral Florida title company.

Is it free to join the wholesaler network?

Yes, joining is free. There’s no membership fee, no subscription and no obligation to send us deals or accept our offers. You fill out the form with your markets, deal types, volume, lead source and license status, and we follow up with our current buy box and target areas. You can ask to be removed at any time.

How is this different from a typical cash buyers list?

It runs in the opposite direction. A typical buyers list is a wholesaler’s list of people to blast. Our network is our list of deal sources we want to hear from, so we can share what we’re buying before you go find it and give member submissions priority review. We buy for our own account rather than reselling your deal to someone else.

Will you go around me to my seller?

No. We respect wholesalers’ contracts and don’t contact sellers to circumvent a wholesaler’s agreement. Walkthroughs and questions are coordinated through you unless you ask us to talk with the seller, and sellers who call us about a property you have under contract are referred back to you. If we already know a property from an earlier contact, we’ll tell you up front.

Do I need a real estate license to join?

No, the network is open to licensed and unlicensed members, and the form simply asks which you are. What you can be paid for, and how, depends on Florida law and your role. Wholesalers acting on their own contracts are in a different position than finders paid for referrals. We don’t pay referral fees to unlicensed parties where Florida law prohibits it, so consult a Florida real estate attorney.

I’m a brand-new wholesaler. Will you still work with me?

Yes. New wholesalers are welcome, and we’ll be explicit about what’s missing from early submissions so you build good habits. We recommend having a Florida real estate attorney review your contract and assignment forms before your first deal, learning to pull public records and running comps from closed sales. Honest numbers matter more to us than experience.

What markets should I list when I join?

List every Florida county or city where you actively market for deals. We buy statewide, with Lee, Collier, Charlotte and Sarasota counties as our core, plus Hendry, Glades and DeSoto. Knowing your territory lets us send you only the criteria and priorities that apply to your areas instead of generic information.

Do network members get a better price?

Members get priority review and feedback, not a different pricing formula. Every deal is priced on its own merits from a realistic after-repair value or, for income property, from actual income and expenses. What members usually gain is fewer wasted contracts, because knowing our buy box helps them lock up properties that fit at prices that work.

Can we do a joint venture on a bigger deal?

Possibly. For complex properties such as small apartment buildings, commercial buildings or probate-heavy houses, a joint venture can sometimes work better than a straight assignment. Every JV is negotiated individually, documented in writing and reviewed by each party’s own attorney. There is no standard split; it depends on what each side contributes and the risks involved.

How will you contact me after I join?

We follow up using the contact details you provide, typically by email or phone, with our current buy box, target areas and how to reach our acquisitions desk. You can tell us your preferred channel in the form. We keep communication tied to your markets, and you can ask to be removed at any time by emailing acquisitions@liberacg.com.

Does joining mean you’ll buy every deal I send?

No. Joining gets your deals priority review and real feedback, but every property still has to make sense at the price. When we pass, we’ll explain whether the issue is value, repairs, insurance, title, occupancy or price. That feedback is what helps network members send more deals we can say yes to.

Can I send land deals to the network?

Not to Libera Capital Group. We buy houses and improved commercial property only. Vacant lots, acreage and raw land go to our land division, SWFLLand.com, which reviews land across Florida. If a property has an unfinished or damaged structure on it, it may still belong with us, so mention it on the deal form.
